Overview

The Strata Corporation seeks an organized and skilled Caretaker/Building Maintenance Specialist. This vital role combines hands-on building maintenance, light janitorial duties, and essential contractor coordination to ensure the smooth operation and upkeep of the property. The Caretaker works directly with the Council and Maintenance Committee to execute planned annual and long-term maintenance cycles.

Building Maintenance and Janitorial Duties



This role requires

physical labor

to perform routine safety checks and maintenance tasks:

Routine Checks & Safety:

Conduct daily walk-throughs of common areas (lobby, hallways, garbage room, boiler/utility room) to check for trip hazards, leaks, or safety issues. Perform a weekly walk-through of stairwells.

Minor Repairs:

Replace lights in hallways as soon as possible. Secure external doors and confirm all common doors are locked. Visually check the boiler room and generator for alarms or leaks, logging findings. Perform necessary tasks such as adjusting timers for hall fans or walkway lights.

Water & Utilities:

Know how to

shut down the water to the building

when required. Check exterior walkways and drains for blockages, especially after heavy rain, ensuring no standing water is present.

Cleaning Scope (Janitorial):

Execute regular cleaning tasks, including disinfecting high-touch points (door handles, elevator buttons), vacuuming and mopping common area floors (lobby, hallways, basement), and cleaning the interior walls and floors of the elevators.

Small Jobs & Troubleshooting:

Investigate and troubleshoot common area and suite problems (e.g., loose elevator handrails, stuck elevators, dripping heating pipes, or vent issues), determining the fix needed, and performing small jobs that do not require an external contractor. This includes tasks such as changing batteries in automated door openers.

2. Contractor and Project Coordination



The Caretaker acts as the primary onsite liaison, ensuring specialized work is completed efficiently.

Onsite Management:

Be present at the property to provide access, direct contractors to the work areas, and ensure adherence to access protocols (e.g., fob sign-out protocol). Follow up to ensure work is completed satisfactorily.

Inspection Oversight:

Act as the liaison for major annual inspections, accompanying contractors and inspectors for Fire Safety Inspections (which includes building water shutdown), Window Lubrication/Maintenance (which requires door-to-door access), Roof Inspection, and Window Washings (multiple days).

Administrative Support:

Utilize the Maintenance Spreadsheets and maintain a digital master calendar to track, schedule, and ensure the completion of all annual and long-term maintenance items.

Communication:

Prepare and distribute standard bulletin templates to owners regarding planned work that may cause disruption (e.g., requiring car moves or involving noisy construction). Provide the Committee Lead with regular status updates and a monthly report.

Resident Services:

Manage move-in/move-out logistics, including installing and removing wall and protective covering in the elevator, placing the elevator on service, and performing pre/post damage inspections.

REQUIREMENTS



Experience:

Minimum three (3) years of proven building maintenance experience

is required.

Physical Demands:

Must be capable of performing

physical labour

related to walk-throughs, light janitorial tasks, grounds checks, and small maintenance repairs.

Availability:

Must be available to be onsite at the property to manage contractor access and appointments.

Organizational Skills:

Proficiency in scheduling, tracking tasks, maintaining detailed records (spreadsheets), and managing communications effectively.
