Job Description

Position Title: Associate-Director, Housing

Salary: $75,000+, commensurate with experience

Schedule: 8:30 - 4:30, Monday to Friday (75hrs bi-weekly)

Reporting to the Controller, the Accounting Supervisor participates as a key member of the Finance team by overseeing daily operations of the accounting department, identifying accounting process improvements, and assisting in the budgeting and reporting of operational expenditures.

Position's Primary Objectives:

This position reports to the Director of Supportive Services and is responsible for overseeing the day-to-day management of resident services delivered through Pacifica's housing portfolio. This position plays an integral role in the effective operation and prudent management of our residential properties with a resident-focused approach.

As a key member of the Supportive Services leadership team, the Associate-Director of Resident Services is responsible for the achievement of departmental goals through:

  • Direction and training of Resident Services and reception staff;
  • Oversight of the delivery of resident (i.e. tenant) services through excellent property management including suite marketing, showings, leasing, resident communication, dispute resolution, and rent-geared-to-income calculations and reviews;
  • Minimizing resident turnover and vacancies; as well as overseeing tenanting of new buildings;
  • Ensuring effective implementation of Pacifica's policies and procedures with a focus on eviction prevention;
  • Ensuring timely reporting on key performance indicators (KPIs) and funder required reporting;
  • Working with internal and external partners to ensure high quality delivery of property management services for Pacifica Housing residents in both affordable and market housing rentals; and
  • Fostering an environment of positive staff, resident, and community relations in support of Pacifica's mission and the provision of safe and affordable housing.
Requirements

Qualifications (required):

Education:
  • Bachelor's degree
Experience:
  • At least five (5) years in progressively more responsible roles in rental property management;
  • Demonstrated experience and success supervising and leading a team;
  • Excellent interpersonal awareness and ability to work as a positive member of a team;
  • Excellent communication, presentation, and dispute resolution skills;
  • Considerable contract management experience; and
  • Experience in social housing management or related field is an asset but not required.
Note: An equivalent combination of education and experience may be considered.

Knowledge, Skills and Abilities:
  • Strong organizational and time management skills;
  • Proven ability to work collaboratively with colleagues, community partners, and clients;
  • Demonstrated conflict resolution skills;
  • Excellent knowledge of the Residential Tenancy Act and Regulations;
  • Knowledge of safety and privacy standards and procedures related to the field of work;
  • Proficient in MS Office programs including Word, Outlook and Excel; and
  • Knowledge of Yardi Property Management software an asset.
Additional Criteria for Role:
  • Completion of a Criminal Record Check is required before employment commences;
  • Must have valid driver's licence and access to a reliable vehicle with a minimum of $2 million liability 'business class' insurance; and
  • Must be available after hours in emergency situations as required.
