Assist with managing all phases of construction, including base building and all finishing of common areas, amenities, and suites.
Ensure site workers and visitors comply to all Health and Safety Policies and Procedures.
Assist and support site superintendent(s) on-site, for all daily construction activities, as required.
Ensure equipment and materials are supplied, maintained, stored, and returned in compliance with the project requirements and budget, and MOL safety standards.
Ensure suite inspections, deficiency identification, and assignment are conducted and implemented at all necessary milestones.
Perform daily walkthroughs and inspections for all ongoing and completed work, identifying any issues with quality or workmanship and tracking, assigning, distributing, and closing deficient items.
Manage weekly, bi-weekly, and monthly site meetings with JHSC, Safety Consultant, CM, Owner(s), and Contractors, as required.
Ensure project is completed according to approved plans, specifications, shop drawings, and applicable municipal and building codes.
Ensure project budget and schedule are adhered to and identify any variances and root causes associated.
Ensure variances from design or budget are documented. Detailed investigations to be conducted and RFI's to be issued for review by Project Manager and Owner.
Assist in the management and coordination of all Trade Contractors on site, including but not limited to scheduling, sequencing, and progress reviews.
Assist Site Superintendent with reporting project progress to key internal and external stakeholders monthly.
With coordination from Trade Contractor Foreman, strategically plan and implement manpower, equipment and material allocation and assignment.
Assist Site Superintendent with updating progress and variance schedules, rental equipment logs, and budget variances.
Ideal Qualifications:
A university or college degree in applicable field, including but not limited to engineering, architecture, or construction management.
Minimum 3 years experience in residential or mixed-use development, ideally completed minimum one full cycle project.
Versed in Microsoft Outlook, Project, and Excel, including efficient use for each regarding communications, tracking, and scheduling.
Ability to analyze site, building, and suite plans as well as other technical drawings.
Detailed understanding of current construction practices, OBC, and Municipal laws, including strong knowledge of construction documents, including but not limited to drawings, and specifications. Strong project management skills are required.
Capable of anticipating constructability issues and equal ability to create resolutions in the construction plan and schedule for issuing of RFI's.
Highly skilled in verbal and written communication.
Demonstrates thoroughness and attention to detail in all aspects of site management, including ability to efficiently placing associated orders, and tracking and confirming delivery of all materials.
Strong leadership skills and the ability to manage others and multitask within a fast paced and dynamic workplace.
