We are looking for a reliable and motivated
Assistant Property Manager
(maternity leave coverage) to support our property management operations. This role involves coordinating move-ins and move-outs, conducting property showings, and assisting with inspections and listings. You will play a key role in ensuring our properties are well-maintained and that our tenants receive the necessary support.
The role requires regular work hours, with occasional evenings and weekends.
The ideal candidate is a professional, detail-oriented individual who is comfortable working independently and collaboratively as part of a team. You'll interact directly with tenants and owners, helping to maintain the high standard of service we're known for.
How you'll move the needle
Be a key point of contact for tenants -- responding to inquiries, concerns, and service requests professionally and promptly.
Coordinate tenant move-ins and move-outs, including unit walkthroughs, key handoff, move-out inspections
Support leasing efforts by posting vacancies online and on social media, conducting property showings, and communicating with applicants under the direction of the Property Manager.
Ensure all vacant units are inspection-ready, clean, and presentable -- upload inspection notes and listing photos to the property management system.
Assist with rent collection follow-up and help enforce late payment procedures in coordination with the Property Manager.
Confirm tenants maintain active insurance policies and are complying with lease terms and community rules.
Forward maintenance requests to the Maintenance Coordinator, follow up on status, and coordinate access for contractors, inspectors, or vendors.
Maintain accurate digital records of leases, communications, inspections, and tenancy-related documentation.
Help prepare lease agreements, renewals, notices, and reports for review and execution by the Property Manager.
Conduct routine site inspections of common areas and exterior grounds, identifying safety issues or maintenance needs.
Assist in preparing for periodic property reviews, insurance inspections, and capital or maintenance projects.
Follow RECA's Code of Conduct and support compliance with the Residential Tenancies Act and applicable regulations.
What you need to succeed
Customer service aptitude, skilled in conflict resolution and de-escalation.
Excellent communication and organizational skills.
Confidence working with tenants and trustworthiness with confidential and sensitive property matters.
Self-motivated and able to manage time and meet deadlines in a fast-paced environment.
Basic accounting and budgeting knowledge.
Attention to detail and able to follow procedures.
Proficiency in Microsoft Office (Excel, Word, Outlook), familiarity with property management software, and social media platforms.
Physical ability to walk through properties, climb stairs, and access basements and exterior areas
A valid driver's license and access to a vehicle.

Interest in completing RECA Licensing
Understanding of RECA regulations and the Residential Tenancies Act of Alberta
