THE ROLE
Melbourne Property Management is seeking an Assistant Property Manager who will assist the Property Manager. In this role, the successful candidate will take a pro-active approach executing Melbourne Property Management's best practices while preparing to open newly constructed condominiums for occupancy. You will report to the Condominium Manager. Potential for further career advancement as this role is ideal for someone looking enter the property management field and gain Condominium Management experience. This is a full-time position located in Whitby .

As an
Assistant Property Manager
, you will be responsible for:
Assisting in opening several condominium communities according to Melbourne Property Management best practices
Meeting new residents, and providing customer service support
Creating and enhance a culture of communication in the communities managed by
Melbourne Property Management
Assist in creating community manuals, home owner manuals and building operations
manuals
Providing key stake holders with high-level weekly, or monthly updates.
Liaise with construction to ensure resident move ins can be effectively coordinated
Day to day Assistant Condominium Management duties and responsibilities, as assigned
by the Condominium Manager
Maintaining an on-site presence where required, while adhering to Covid-19 protocols
Assist in establishing and adapting polices and procedures for this community
Provide residents of each communities' regular updates and communication
Assist in preparing monthly management reports
Learn and gain experience in Condominium Management
Ensure that files are kept up to date
Conduct site inspections and prepare monthly inspection reports
Violation letters to residents or owners
Meet with vendors on site and oversee work
Create contract specifications, and create RFQ's for bidding
Create and enter into contracts
Review monthly unaudited statements and make suggestions where necessary
Assist in the budget preparation and presentation to Board members
Work with Property Manager during audits, and Reserve Fund Study updates
YOUR QUALIFICATIONS
Strong experience with client facing customer service
Experience working with Condominium Developers, new construction, understanding the
Tarion Warranty program would be a huge asset
Experience in the condominium or residential management industry preferred
A hungry, enthusiastic, growth orientated person with a passion for customer service
Excellent communication and interpersonal skills: This role is remote, so an emphasis on
strong and well-crafted written and telephone communication would be considered a
strong asset.
Open to ideas, willing to ask for help, flexible, thinks outside the box, proactive and able
to admit when a mistake is made, and learn from the experience
Strong administration skills
Attention to detail and organized
A passion for learning and eager to join the next generation of property managers
College Diploma or University Degree considered a strong asset
Enrollment in any Condominium Management courses considered to be a very strong
asset
A Limited Licence as issued by the Condominium Management Regulatory Authority of Ontario (CMRAO) with the intention of progressing to a General Licence.
