Summary



The Assistant Manager, Operations is responsible for overseeing the day-to-day operational performance of EasyPark's parking facilities, ensuring they are safe, secure, well-maintained, and financially efficient. This role manages a range of operational areas, including infrastructure, facilities maintenance, vendor oversight, janitorial services, signage programs, loss prevention, and incident response. The role includes oversight of safety and security programs, but the broader focus is on optimizing facility performance, supporting capital planning, and ensuring operational continuity across all EasyPark sites.

This position requires a hands-on, field-based approach and strong leadership capabilities to coordinate internal teams and third-party contractors. The Assistant Manager will contribute to capital planning and budgeting, lead operational initiatives, and ensure compliance with applicable regulations and standards.

Work Environment:



The role is field-focused, requiring

approximately 60% on the road

conducting site visits, inspections, and vendor meetings, with the remaining 40% in the office managing administrative and reporting duties. Evening and weekend work may be required to address operational priorities. Blackout vacation periods apply from

April 1-September 1

and

November 25-January 5

annually.

Key Responsibilities



Operational Oversight & Facilities Management



Monitor and oversee the condition, cleanliness, and functionality of all parking facilities, including elevators, lighting, structural elements, stairwells, and signage. Coordinate daily inspections and site visits to ensure maintenance and janitorial services meet standards. Track and prioritize repairs, upgrades, and preventative maintenance to reduce downtime and ensure safety. Support implementation and execution of capital improvements and infrastructure upgrades across lots. Assist in preparing operational budgets, tracking expenditures, and providing recommendations for cost optimization. Work collaboratively with the Finance and Maintenance teams to forecast maintenance and capital expenditures and track service delivery KPIs.

Vendor and Contract Management



Supervise and evaluate performance of external service vendors (janitorial, snow removal, maintenance, security, etc.). Ensure vendors meet contractual obligations and service level standards. Coordinate onboarding, training, and oversight of vendors, including conducting walkthroughs and audits. Manage procurement for site services in alignment with organizational and budgetary guidelines.

Marketing & Signage



Support the Operations Manager in planning and delivering marketing initiatives to increase occupancy, promote services, and enhance customer engagement. Coordinate production, installation, and maintenance of all signage to ensure compliance with branding, policies, and contractual requirements. Conduct regular site inspections to confirm signage accuracy, visibility, and condition, addressing updates or repairs promptly. Maintain signage inventory records and liaise with vendors to ensure timely replacements or new installations. Provide input on signage design and placement to optimize visibility, wayfinding, and revenue opportunities.

Safety, Security & Risk Management



Oversee the implementation of fire safety protocols and ensure equipment (e.g., alarms, extinguishers, suppression systems) is regularly inspected and compliant with all codes and WorkSafeBC standards. Maintain and update emergency response plans and conduct drills at relevant facilities. Lead incident response for safety and security issues, liaising with emergency services when necessary. Supervise mobile and static security personnel and ensure ongoing site monitoring and documentation. Analyze incident reports and trends, adjusting mobile patrol and coverage plans accordingly. Support head office safety initiatives, including the Health & Safety Committee and safety drills (e.g., BC ShakeOut). Ensure proper documentation and timely resolution of all incidents and hazards.

Health & Safety & WorkSafeBC Compliance



Enforce workplace health and safety protocols in accordance with WorkSafeBC regulations. Lead safety audits, hazard assessments, and injury prevention initiatives across properties. Coordinate accident investigations and corrective actions in partnership with HR and Operations. Promote a safety-first culture across all operational departments.

Financial & Strategic Contributions



Contribute to budget development for operational programs, safety, maintenance, and capital improvements. Identify opportunities for operational efficiencies, cost reductions, and improved service delivery. Support strategic planning by providing data-driven recommendations for infrastructure investment and facility enhancements.

Leadership & Supervision



Supervise direct reports, providing coaching, guidance, and performance management. Participate in recruiting and training of frontline operational staff and vendor teams. Serve as the point of escalation for operational concerns during assigned shifts and support incident follow-ups.

Industry Engagement & Best Practices



Stay current with industry standards, operational technologies, and facility management practices. Represent EasyPark in external forums, town halls, and industry associations such as ASIS International. Report insights and trends that may influence policy, operations, or strategic direction.

Qualifications & Experience



3-5 years of experience in operations, facilities management, or infrastructure oversight, preferably in a supervisory or field-based role. Working knowledge of fire and building codes, WorkSafeBC regulations, and occupational health and safety practices. Proven experience managing vendor contracts and budgets. Strong analytical, communication, and critical-thinking skills. Valid Class 5 Driver's License with a clean abstract. Valid BC Security License and BST (Basic Security Training) Management Certification (an asset). Membership in a related professional association (e.g., BOMA, IFMA, ASIS) is considered an asset.

Pay: $55,000.00-$58,000.00 per year
