About the role:  
The Assistant Leasing Manager carries out the day-to-day functions of developing, nurturing, and managing relationships with prospective and existing tenants regarding growth in market, lease signing, tenant relationship management and brand awareness/promotion.  
What you will do:  
Leasing Administration & Compliance  
Manage lease documentation, ensuring accuracy and compliance through regular document audits.  
Oversee Lease Takeover, Unit Transfer, and Lease Extension cases, ensuring timely execution and adherence to Landlord and Tenant Board (LTB) standards.  
Process Key Deposit returns in compliance with the Residential Tenancies Act (RTA) and LTB requirements, maintaining accurate records of deposits and deductions.  
Prepare, issue, and manage Landlord and Tenant Board notices, including but not limited to termination notices.  
Support case management activities, including reviewing files, maintaining records, and following up to ensure timely resolution.  
Tenant & Community Relations  
Respond promptly to tenant inquiries and facilitate resolution of concerns in a professional and timely manner.  
Provide prospective tenants with accurate information on property features, pricing, lease terms, and application procedures.  
Promote a sense of community through tenant engagement initiatives and support programs designed to improve resident retention.  
Coordinate with the Social Media Specialist to contribute relevant content for the monthly tenant newsletter.  
Marketing & Events  
Promote PMI Properties rental events via social media channels and international listing platforms.  
Assist Leasing Managers with the creation, planning, and facilitation of open house events.  
Maintain knowledge of community demographics, amenities, and local businesses to effectively market PMI's building locations.  
Team Support & Leadership  
Oversee, train, and provide direction to leasing team members, assigning tasks and monitoring performance.  
Support Leasing Agents in client interactions, ensuring consistency and professionalism throughout the leasing process.  
Maintain accurate daily traffic logs and follow-up records, cross-referencing digitalized physical records.  
CRM Operations & Testing  
Oversee the effective use of the CRM system by monitoring day-to-day operations, identifying opportunities for improvement, and ensuring data accuracy.  
Support CRM testing and implementation of new features to streamline leasing processes and strengthen team performance.  
Accounting & Collections  
Collaborate with the accounting team to collect outstanding tenant balances.  
Ensure proper tracking and reconciliation of payments, deposits, and refunds.  
Accounting Collaboration  
Respond to accounting-related inquiries from tenants and internal staff, providing accurate information and timely follow-up.  
Coordinate with the accounting team to review, clarify, and support resolution of financial matters related to leasing and tenant accounts.

What you bring Skills and Qualifications:  
Bachelor's degree in related field, or 3 years experience.  
Excellent verbal and written communication skills  
Highly organized and able to work with minimal supervision.  
Ability to work independently as well as in a team environment.  
Ability to multitask, detail oriented and possess good problem solving and analytical skills.  
Always represent the company in a professional manner.  
Portray a positive attitude towards potential and existing tenants.  
Able to work within a flexible schedule including weekends.  
Knowledge of the local student housing market an asset.  
Reliable method of transportation (preferably a car) to get to the various properties.

Monday to Friday 8 30 am to 5 pm  
On call as per call priority schedule  
Available for peak periods during evenings and weekends in August and September
