Position Summary
Reporting to the Senior Development Manager, this role will support in all stages of the development process from the initial planning stage through to receipt of all respective city permits and documents required to allow commencement of construction and ongoing success of all relevant projects.
Responsibilities

  • Assist in the site investigation and evaluation process
  • Assist in carrying out initial project proforma to ascertain project feasibility together with ongoing updates to proformas as project progresses
  • Assist in the research of community ordinances and maps (i.e. Zoning, master plan; special requirements of Building Department, Engineering Department, or Planning Department; special ordinances such as wetlands and woodlands ordinances; etc.)
  • Assist in the research of topo data, soil information, community review procedures, any political considerations, and prepare information regarding requirements and special conditions
  • Assist in the research of availability and capacity of utilities and/or what is required to bring utilities to site, including special easement conditions that may be found in title work or any related survey
  • Assist with any necessary studies or surveys for evaluation of site and site characteristics as part of site plan prep (i.e. Topo survey; boundary survey etc.; soil, wetland, and tree surveys)
  • Assist in attaining fee proposals, review and ultimately engagement and management of all respective consultants required for the design and success of the project
  • Conduct market research of comparable product to ensure success of proposed product in the market
  • Help with plan preparation and product development stage
  • Assist in preparation of any charts of potential planning & development costs through the respective permit approvals process
  • Understand the project schedule for site plan development process and assist to ensure site plan development occurs within the scheduled time frame
  • Assist with the process of obtaining site development permits from municipal and/or city authorities (i.e. Soil erosion protection permit, road approach, road right of way work, temporary permits).
  • Progress and monitor the approval process (building permit application preparation, submittal and approval; log and monitor).
  • Attend site plan review meetings with city staff, consultant meetings and all other meetings relating to the project, ensuring detailed minutes are taken, drafted in standard format and upon review, circulated to the respective parties for action.
  • Follow up with consultants and sub-contractors where applicable to ensure items to be carried out from previous meetings minutes are being progressed.
  • Review all plans, drawings and specifications from all consultants
  • Proofread all printed and digital materials including but not limited to project website and marketing material
  • Review all billing invoices as related to the development process prior to submittal to the Senior Development Manager.
  • Maintain and update filing system for respective projects
  • Operate word processing, spread sheets, database, email, and applicable scheduling programs

Qualifications & Experience
  • Education: University degree (Masters preferred) in related subject (planning, land economics, architecture, engineering etc.)
  • Experience: 1-3 years of development and planning experience
  • Experience of working on development projects at all stages of the development lifecycle
  • Knowledge of the Municipal planning system as it applies to development and construction
  • Able to handle multiple tasks on multiple projects
  • Able to meet deadlines and cut-offs
  • Good communication and inter-personal skills
  • Effective time management
  • Detail oriented
  • Computer Skills: Strong knowledge of the Microsoft Office Suite
