Assistant Development Manager

- Markham, Ontario

Our Development team is growing, and we are looking for an Assistant Development Manager to support and manage all phases of our mixed-use residential projects from pre-development through to municipal approvals and construction readiness. Reporting directly to the Development Manager, the successful candidate will collaborate closely with senior team members while independently overseeing aspects of project coordination, municipal approvals, consultant management and project analysis.

What you will do:

Support development managers in managing the submission of various development approvals and building permit applications for infill and master-planned communities at different stages of development including zoning bylaw amendment, site plan approval, plans of subdivision, building and sundry permits. Lead the preparation and coordination of Requests for Proposals (RFPs) from a broad range of multi-disciplinary consultant teams. Analyze proposals and make recommendations for consultant selection. Support Development Managers in liaising with internal teams, consultants, municipalities, and authorities having jurisdiction to help advance approvals and resolve issues. Conduct and synthesize feasibility studies, entitlement risk assessments, and due diligence on new acquisitions and projects. Support financial modeling, pro forma analysis, and cash flow monitoring in collaboration with the Finance team. Assist the project team in coordinating meetings including logistics and document preparation. Prepare investor approval briefs, track development agreements, and support strategic planning discussions through documentation and input. Review and coordinate consultant deliverables, including design drawings, technical reports, and specifications. Assist with project budgets, support forecasting, and review consultant invoices for accuracy and budget alignment. Maintain organized digital project files, including updating and maintaining accurate records for permits, drawings, agreements, contracts, reports, and correspondence. Track available grants at the municipal and federal level and lead or assist in the preparation of grant applications. Prepare, track, and update project schedules to ensure key milestones and deadlines are met. Proactively identify and address potential delays in coordination with the project team.

Who we're looking for:Post-secondary education in Engineering, Architecture, Project Management, Urban Planning, or a related field. 3-4 years' experience within the real estate development or related industry, ideally in residential and/or mixed-use projects. Experience with municipal planning processes and Ontario's Planning Act. Familiarity with financial modelling, project pro formas, and inclusionary zoning is considered an asset. Strong ability to manage multiple priorities and meet tight deadlines in a fast-paced environment, while maintaining attention to detail. Proven ability to deliver under tight deadlines, balancing multiple priorities and stakeholder relationships. Comfortable using the Microsoft Office Suite (Word, Excel, PowerPoint, Project, Outlook) and familiar with markup tools such as Adobe Acrobat and Bluebeam for reviewing and commenting on plans, reports, and technical documents. Collaborative, solutions-oriented and self-motivated with a high level of accountability Superior communication, negotiation, and problem-solving skills. Periodic travel to sites as required. Must hold a valid Class G driver's licence with no restrictions. High degree of integrity, discretion, confidentiality, and professionalism.
