The Assistant Chief Power Engineer has a high level of knowledge when it comes to building systems and equipment and plays a key role in the ESG programs at the building by assisting with projects and processes to achieve energy efficiency measures within the building systems.Please note this is a contract position.As a member of this team, you will be responsible for:Assisting with/conducting the daily operations and maintenance of all building related systems including the mechanical, electrical, and plumbing systems and general maintenance requirements for the buildingsCoordinating external vendors for planned and emergency workAssigning and monitoring maintenance activities and projects amongst site engineering staffWork with Building Operations teams to improve service delivery to tenantsMaintaining inventory of adequate supplies and tools and ordering necessary materials to complete all tasksPerforming and mentoring Operations staff on preventive maintenance duties including changing filters, lubricating motors, replacing lamps, ballasts, and fixtures, inspecting, and adjusting belts, replacing motor bearings, aligning shafts, and other inspections and maintenance recommended by equipment manufacturersRecommending improvements to the preventive maintenance program on an ongoing basis by developing and maintaining effective building-specific maintenance proceduresWorking to improve energy efficiency while maintaining customer satisfactionImmediately responding to emergency situations (fire, evacuation, equipment failure, etc.) and customer concernsComplying with all applicable codes, regulations, governmental agency, and company directives as related to building operations and practice safe work habitsEnsuring management team is informed of current building operations by compiling and submitting monthly reportsAssist with budget preparations, including vendor proposals, analysis of expenses and compilation of materials for managementCompleting all required Oxford Properties Safety Training as scheduled annuallySchedule. track and report to Chief Engineer for required safety training for operations staffComplying with Oxford Properties Uniform Dress Code while working on the property and while visiting the propertyPerforming other related duties as assignedTo succeed in this role, you have:Associate degree (AA) or equivalent from two-year college or technical school and a minimum of seven years related experience and/or trade school training. Or equivalent combination of education and experience.A valid \xe2\x80\x9cUniversal\xe2\x80\x9d level certification for CFC and HFC based refrigerants (EPA Section 608); to service, repair, or dispose of equipment that could release ozone depleting refrigerants to the atmosphere or any similar combination of education and experienceFurther appropriate license/permit for trade is a plus, i.e. Journeyman or Master Electrician License, City Licenses, Operators License, Steam Engineers License, etc.Job may necessitate passing a government clearance for specific agency that is necessary component of job functionsBasic computer skills in Outlook, Excel & Word, and knowledge of CMMS softwareExperience in operation, maintenance and basic repair of HVAC, heaters, pumps, refrigerant systems, compressors, water systems, etc.Knowledgeable in energy management systems, techniques, and operationsStrong communication skills (both oral and written); organization skills, technical proficiency; problem solving and decision-making skills; and interpersonal skillsWorking Environment & Physical Demands:This job operates in a professional office environment.
