Purpose of the Role:





Nicola Real Estate, the real estate division of Nicola Wealth based in Vancouver, BC, currently manages over $10 billion of commercial real estate in Canada and the United States. This continued growth has led to the need for an additional Asset Manager to join Nicola Real Estate's dynamic and growing team.



The Asset Manager will manage a diverse portfolio of properties (of various asset types) in an organization that blends the advantages of a well-capitalized investor group with those of a smaller, more entrepreneurial and agile organization.



This role is located in our downtown Vancouver Real Estate office. This role is in office 5 days per week.

Core Responsibilities:




Drive net income growth and create strategies for value enhancement by managing the operational and financial performance of an assigned portfolio. Engage in direct tenant relationships, visit assigned buildings and seek to preserve the high level of occupancy the portfolio has maintained since inception. Develop and execute strategic asset-level business plans and update quarterly. Maximize the total return of each asset through the analysis of property efficiencies and identify opportunities for improved performance. Monitor and evaluate property performance against KPIs, benchmarks, and market trends. Develop and implement asset repositioning strategies. Recommend hold/sell/re-develop/refinance strategies based on asset performance and market conditions. Direct and work closely with third-party property managers in the development of annual operating budgets including capital investment programs, and the day-to-day execution and oversight of same. Work with our in-house leasing team on marketing and leasing strategies. Provide lease administration and negotiation support. Partner with leasing brokers to drive occupancy and rental rate growth in alignment with asset strategy. Analyze tenant mix, weighted average lease expiries and lease structures to optimize long-term value. Undertake detailed review of third-party appraisals. Undertake property site inspections and reviews. Ensure the integrity, accuracy, consistency and completeness of third-party reporting (including financial statements, capital plans and amortization schedules, tenant recovery schedules, etc.). With the consultation/approval of the VP's, conduct required capital improvement projects that will enhance the value of the asset.

Required Skills & Qualifications:




3 - 7 years of experience in the commercial real estate industry with exposure to a combination of industrial, office, retail and multifamily properties in a fiduciary capacity. A proven track record in the real estate industry, having worked in leading progressive organizations in development, asset management, brokerage, or leasing roles. Bachelor's degree in Real Estate, Finance, Business Administration, or related field. MBA or Master's in Real Estate is considered an asset. Certification Preferred: CCIM, RPA, CPM, LEED AP, or similar designations. Strong software applications skills (MS Word, Excel, PowerPoint and Argus); experience with SharePoint and Yardi a plus. Some travel is required. Must have a valid driver's license and access to a vehicle.

Compensation & Benefits Package:





This position comes with a base salary range of

$90,000 - $130,000

plus a competitive performance bonus, RRSP contribution and participation in our profit-sharing program. Base salary will be commensurate with experience, skills, and qualifications.
