Purpose of the Role:
Nicola Real Estate, the real estate division of Nicola Wealth based in Vancouver, BC, currently manages over $10 billion of commercial real estate in Canada and the United States. The multifamily division comprises over 27,000 units in 27 markets with another 2,200 units in various stages of development. This continued growth has led to the need for an additional Asset Manager to join Nicola Real Estate's dynamic and growing team.
The Asset Manager will manage a diverse portfolio of properties in an organization that blends the advantages of a well-capitalized investor group with those of a smaller, more entrepreneurial and agile organization. The Asset Manager will work closely with stakeholders, including property management teams, partners on co-owned assets, and other key investors to provide guidance and accountability.
This role is located in our downtown Vancouver Real Estate office. This role is in office 5 days per week.

Core Responsibilities:
Managing the operational and financial performance of an assigned portfolio of partners and projects with a focus on relationship management and creative strategies for value enhancement.
Communication and reporting with internal and external stakeholders such as finance, acquisitions, development and marketing departments, along with partners, tenants.
Working with property managers and partners to execute strategic business plans.
Working with assigned property managers on marketing and leasing strategies.
Ensure the integrity, accuracy, consistency and completeness of third-party reporting (including financial statements, capital plans and amortization schedules, etc.).
Provide recommendations to the Senior Asset Manager, Multi-family and VP's Asset Management on key major decisions (pricing, incentives, pro-forma changes, quarterly presentation of business plans, budgets).
Maximize the total return of each asset through the analysis of property efficiencies and identify opportunities for improved performance.
Visit assigned buildings and seek to preserve the high level of occupancy the portfolio has maintained since inception.
Participate in detailed review of third-party appraisals.
Monitor legal, environmental, and regulatory compliance across assigned portfolio.

Required Skills & Qualifications:
3-7 years of experience in the multifamily real estate industry with exposure to a combination of office and retail properties in a fiduciary capacity.
A proven track record in the real estate industry, having worked in leading progressive organizations in development, asset management, brokerage, or leasing roles.
Completion of Bachelor's degree or College Diploma in Business Administration, Real Estate, or related discipline.
Strong software applications skills (MS Word, Excel, PowerPoint); experience with SharePoint and Yardi a plus.
Understanding of real estate valuation methods.
Advanced understanding of construction fundamentals and project management.
Some travel is required. Must have a valid driver's license and access to a vehicle.

Compensation & Benefits Package:
This position comes with a base salary range of
$90,000 - $130,000
plus a competitive performance bonus, RRSP contribution and participation in our profit-sharing program. Base salary will be commensurate with experience, skills, and qualifications.
