Job Description

Piroli Group Developments is looking to hire an On-Site Apartment Superintendent for an apartment of theirs in Leamington, know as Seacliff Heights Apartments 2. Current Superintendent is moving out of province by July 2025.

If Hired, The Superintendent would live on site in a free of cost apartment at the residence included with a weekly salary, work Monday to Friday, and be on 24 hour call for emergencies. Benefits and Pension plan available after 90 day probationary period. *NOTE- Employer is also open to the Superintendent who is hired to have only a Salary and not live on site. If this is chosen, the Superintendent must live within 10 minutes from the property. Salary will be higher if the Superintendent hired does not live on site.

Job Duties included, but are not limited to:

Maintenance and repairs in vacant units to turn over for new tenants

Cleaning kitchens, bathrooms, bedrooms, laundry rooms, floors, balconies, carpets, etc. Repairs include painting, drywall repairs, minor appliance repair, floor and floorboard repairs, minor plumbing repairs, minor electrical repairs, cabinetry repairs, door repairs, ceiling repairs, vacuuming, carpet cleaning, mopping, wall and ceiling cracks/settlement, dust etc.

Maintenance and repairs in current tenant units -

(please see above)

Maintenance done once agreed by the General Manager/Property Manager of the premises from Maintenance and Repair request forms/Suggestion/Complaint forms submitted, called in by current tenants.

Calling of authorized contractors



if needed in regard to in unit maintenance (plumbing, electrical, mechanical, etc).

Purchasing and picking up materials



if needed for maintenance and repair from authorized suppliers in the area.

Seasonal:



Minor snow removal of walkways around building and parking lot, salting of these minor areas as well, if needed (Snow removal contractor hired during the winter season).

Opening/Closing of spa, as well as daily maintenance (Monday to Friday vacuum/skim pool, apply chemicals, leave for weekend). Pool contractor also hired for opening and closing pool at start and end of season.

Cleaning of all building common areas.

Sprinkler System, fire alarm system, generator, fire separation areas etc. monthly/quarterly/annual checks, also alongside contractor when doing annual checks.

Maintaining indoor and outdoor seating areas, barbecue areas, etc.

Unit and apartment mechanical system filter cleans/replacements, by tenant request.

Common Area Maintenance:



Minor Daily/Weekly cleaning and maintenance of apartment common areas (common room, lobby, hallways, common area windows, exercise room, theatre room, garbage and recycle hauls (Mondays and Thursdays), garbage room, public bathrooms/showers, common area floors, walls, and ceilings, elevator cabs, basement, stairwells etc.

Tenant parking spot records. Helping ensure spots are for tenant use and visitor use being used properly. Ensuring individuals are not parking in unauthorized spots, paying for parking, and towing vehicles if needed. Bringing unauthorized vehicles, or tenant vehicles parked incorrectly to the attention of the Property Manager.

Boiler System, Sprinkler System, Electrical System, Mechanical System, Elevator system, Generator system, Security System, Garage door system, intercom system, Fire safety system, Fire safety policy, underground parking snow melt system, etc. maintenance and checks.

Maintenance/updating of lobby intercom system with tenant phone and unit numbers and names.

Operating the surveillance system of the property for use of company employees, current tenants, and if needed, regulatory bodies such as the local police and fire departments.

Tenant Matters:



Dealing with day-to-day current tenant matters in accordance with the property manager of the premises and the company's employees.

Responding to tenant matters, complaints, maintenance requests, etc. directly or by notice in accordance with the property manager of the premises.

Helping the Property Manager in scheduling and booking tenant private use of common areas, guest suite etc.

Helping the manager with new unit walk in inspections and walk out inspections of units, key collections, key delivery, lock out of elevators for move ins etc.

Possible showings of vacant units to new clients with and possibly without the Property Manager (in emergent cases).

Calling and helping locksmiths for security systems in the building if needed, and in accordance with the Property Manager

Closing and power shut off to common areas in accordance with the Municipality of Leamington Noise bylaws.

Assisting the Property manager with walk out inspections and key collections with exiting tenants during move outs.

This employee is required to answer tenants after hours or on weekends by emergent means. If this employee does, he is to try and find a solution to the matter, and deal with it the next business day scheduled. If it is an emergency request that the employee is unable to find a solution to, the employee is to contact the emergency contacts to deal with the situation after hours or on weekends. The employee is also encouraged to answer all upper management after hours or on weekends, or at least contact upper management back when the employee is available.*
