Essential Duties and Responsibilities (Including, but not limited to):
Perform comprehensive on-site appraisals - ensuring measurement accuracy, taking of photographs, and thorough gathering of other required information
Pull comparables, assign values, add sketches, and complete appraisal reports in a timely manner - noting turnaround times and AMC performance metrics
Research and collect structural classification data for each assigned property
Analyze financial data
Be punctual for all appointments - prioritizing driving safety
Respond to appraisal questions/issues and escalate to a Senior Appraiser when required
Drive and maintain a high level of efficiency and productivity
Be able to balance and prioritize high daily volumes of appraisals
Manage time effectively to accommodate potential delays
Set and manage client expectations
Provide thorough communication and timely feedback
Demonstrate an approachable, personable, and helpful attitude at all times
Actively and effectively work in a cross-discipline environment with other office staff, appraisers, and company leadership
Actively seek and keep abreast of all relevant industry/occupational knowledge, changes, and potential opportunities through the pursuit and participation of training, industry-specific literature, industry, trade, or professional-specific associations, and education
Demonstrate a respectful and professional attitude at all times - especially when dealing with members of the public
Be flexible and prepared to work additional hours, or outside normal work hours, during peak seasons and to meet customer needs
Understand and promote the company's mission statement, values, and strategic goals
Abide by all company policies and procedures
Attend staff meetings as required
Be available to assist and/or participate in community events and other initiatives
Requirements and Desired Education/Accreditation:
Valid Driver's License and driving record that meets company insurance standards (A considerable amount of driving is required for this position - approximately 370km per day)
A keen interest and knowledge of PEI's real estate market
Registered Candidate Appraiser with the Appraisal Institute of Canada (AIC)
CRA and AACI considered an asset
Contractor Fee Splits:
This is for a Contactor position, contractor will not be an employee of Legacy Appraisals
Fee split ranging from 30/70 to 50/50 depending on skill and education regarding appraisal reports
No deductions from Legacy regarding personal income tax, or CPP
Contractor will be paid every two weeks on a set schedule
Appraisals scheduled/arranged as well as proper documents gathered for Contractor before each appraisals
Contractor may need to update and resolve any issues the client has with a completed appraisal after it is complete
Equipment will need to be provided by the Contractor
Office space available to Contractor if needed, but freedom to work at home
24 turnaround time for each appraisal report
