Job Description

Under the direction and guidance of the Facilities Manager, the Building Services Coordinator oversees all aspects of building maintenance, repairs, installations, space utilization, and program moving and delivery processes. The Coordinator provides leadership, guidance, supervision, and is responsible for aspects of human resources and labour relations of housekeepers and cooks. This position helps to develop, implement and evaluate policy, procedures and practices related to building services.






DUTIES/RESPONSIBILITIES:




Maintains current knowledge and understanding of The Bloom Group's Policy and Procedures; in relation to building maintenance and BC Housing Framework. Participates in human resource functions for housekeepers and building service workers including recruitment, selection, discipline, and discharge of staff, provide leadership in orientations, employee development, and performance management and evaluation of housekeeping staff and subcontractors at all designated. Monitors building standards by checking to see that buildings have been cleaned and maintained properly. Inspects the work of maintenance staff and contractors to ensure that work meets specifications and standards; inspects facilities and grounds to ensure property is being properly maintained and provides a safe environment for users. Ensures properties meet building codes, fire code and public health requirements and regulations. Maintain the general administration of the maintenance program including record keeping, preventative maintenance schedules, preparation of reports to society and funders; and, ensures effective budgetary controls. Organizes training for staff on building maintenance. Dispatches service requests and ensures that staff know how and when to complete a service request. Coordinates housekeeping work by assigning work to housekeeping staff, trains new employees to do housekeeping work and to correctly operate and utilize equipment and supplies. Maintains inventory of supplies, furniture, equipment, linen and materials; requisitions and purchases new supplies and materials, as needed. Performs maintenance repairs such as changing light bulbs; clears clogged drains and toilets; performs minor maintenance of custodial equipment (i.e. changes belts on vacuum cleaners and pads on floor buffers etc.); requisitions other needed repairs. Ensures safe and secure building sites by developing, implementing and evaluating emergency protocols and procedures; ensuring emergency preparedness plans are in compliance with government regulations; provide training to staff in preparation for variety of emergencies. Ensures facilities are in compliance with Worksafe BC regulations and participates on The Bloom Group's Occupational Health and Safety Committee as an employer representative. Oversee the workflow of subcontractors involved in small to mid-size projects and renovations. Organizes, monitors, and directs services within the department and performs other related duties as required by Manager or designate.


EDUCATION/PREVIOUS WORK EXPERIENCE:




Grade 12 education, Graduation from a recognized program in property management. Five (5) years' related experience, plus Two (2) years in a supervisory/ management role. Recognized Food Safe Certificate and Occupational First Aid Level 1. Equivalent combination of education, training and experience will be considered.


KNOWLEDGE/SKILLS/ABILITIES:




Knowledge of budgetary and financial administration Knowledge of building maintenance, carpentry, basic electrical and plumbing. Knowledge of appliance maintenance and repair. Knowledge of the Occupational Health and Safety Act. Proficient computer skills: Word, Excel, Outlook Ability to communicate effectively in English verbally and in writing. Ability to empathize and work with people who may have experienced abuse, poverty, grief and loss, oppression, violence, mental health challenges, and/or addictions issues, and/or those who may be living with HIV/AIDS or other life-limiting or life-threatening conditions. Ability to deal with others effectively. Physical ability to carry out the duties of the position, including lifting, stooping, crouching and standing for long periods. Ability to operate related equipment including safe operation of hand and power tools. * Ability to organize work.
