Purpose:
Supports the Warranty Team by serving as the main point of contact for homeowners after possession and coordinating all warranty service activities in line with Alberta New Home Warranty Program (ANHWP) standards.
Key Objectives:
Serve as the primary point of contact for homeowners regarding warranty issues, post-possession, ensuring a 24 - 48 hour response time.
Provide administrative support to the Construction Manager and team.
Review warranty and non-warranty items with homeowners in alignment with Alberta New Home Warranty Program (ANHWP) guidelines, clearly setting expectations for the service process.
Ensure all warranty issues are documented, tracked, and resolved per ANHWP standards and internal procedures.
Schedule all required visits, including Primary Warranty, Anniversary Warranty, Interim Visits, and Trade Days.
Coordinate service appointments with trade partners and technicians.
Issue and follow up on work orders, ensuring timely completion and resolution.
Manage Alberta New Home Warranty claims and facilitate communication between trades, homeowners, and warranty representatives.
Maintain and update seasonal and deficiency tracking spreadsheets to support landscape/architectural inspections and process landscape deposit refunds.
Prepare written correspondence related to warranty matters, including letters and memos.
Schedule Home Orientation (HOO) and key release (CT) appointments for warranty superintendents.
Submit and manage warranty-related VPOs, including approvals and distribution to trades.
Perform additional duties as assigned.
Skill Requirements:
Experience in the new home construction or warranty field
Knowledge of Alberta New Home Warranty Programs is a strong asset
Construction terminology is strongly preferred
Exceptional verbal and written communication skills
Strong time management, organization and planning skills
Excellent critical thinking and problem solving skills
Ability to manage a heavy workload and operate efficiently
Strong attention to detail
Proficient in Microsoft Office
Working knowledge of Newstar Enterprises is an asset
