The Vice President, REMS National Leasing, will lead a national leasing department consisting of a team of leasing professionals to deliver results for leasing mandates within the REMS managed portfolio. You will work in partnership with regional REMS leasing professionals and with our brokerage partners as needed. The team is involved in leasing for all major asset classes including but not limited to retail (enclosed and necessity), industrial, and office (class AAA-C). As Leader for this group, you will be responsible to achieving annual targets for the department which include both revenue and profitability thresholds.

What you bring

  • A minimum of 10+ years of related experience in the commercial real estate industry, including a minimum of 5 years\xe2\x80\x99 leadership and financial management experience.
  • Bachelor\'s degree (BA/BS)
  • Enclosed retail experience.
  • Through your strong leadership and interpersonal skills, you will deliver excellent customer service at all levels of the organization, clients, and with external partners.
  • Oversee a national leasing and development program for Landlord clients which includes the planning, negotiation, and execution of national leasing activities, driving cashflow growth and ensuring value-added reporting is provided.
  • Continuous commitment to an understanding of the commercial real estate industry:
  • Utilize industry analysis, economic indicators, consumer demographics & trend forecasting to develop a leasing strategy for retail strategy.
  • Understand the local market and national market in the areas in the mandated areas.
  • Possess strong organizational, time management and project management skills with a demonstrated ability to work both independently and within a team environment.
  • Integral part of business development team initiatives, providing comprehensive national retail strategy, local office and industrial strategy, which form part an important part of the suite of services Colliers offers its clients.
  • ensures portfolio leasing management and implementation which guarantees national consistency and adherence to client requirements.
  • 3rd party experience is considered an asset.
  • Liaise and work with Colliers brokers throughout the national network.
  • Maintain ongoing and professional relationships, developing and managing the leasing program and processes as well as implementing new strategies, all within the financial budgets and timelines.
  • Actively engage in enhancing/building relationships with Tenants (all asset classes) and tenant broker representatives especially in Retail.
  • Work with the business leads to establish media strategy to align with both client and retailer vision and improve brand identity in the market.
  • Collaboration with multiple Colliers\xe2\x80\x99 business lines, including Capital Markets, Brokerage, Project Leaders, Strategy & Consulting, Development and Occupier Services to contribute ideas and strategy for specific mandates.
  • Demonstrate retail development and remerchandising experience, tenant site plan or building requirements, Landlord and Tenant\xe2\x80\x99s Work Schedule, and provide guidance on construction requirements.
  • Liaise with construction, architectural and property management to obtain pricing for transaction success to achieve set timelines and budgets.
  • Interface with Market Planning to develop and execute the real estate strategy for clients.
  • Reviewing relevant legal and leasing documents, assessing all strengths, weaknesses and risks associated with prospective tenants as well as identifying and describing mitigating factors.
  • Travel across is required to review assets, markets, and industry functions.
  • Building and developing a highly effective team to support future talent needs within the organization, coaching the team to meet or exceed budget and occupancy targets.
  • Working with our Clients and other team members, oversea the strategic leasing targets and plans, annual leasing budgets and quarterly leasing priorities; monitoring progress against goals and the quality of service of all leasing activities.
  • Experience leasing for Landlord\xe2\x80\x99s in enclosed mall, necessity retail, office and Industrial.
  • Exhibit a high level of professionalism and excellent interpersonal skills.
  • Must be licensed in curent province.
What success looks like
  • You will develop and manage the leasing professionals across Canada as they execute the Client mandates. This will include oversight and guidance of the preparation of the annual leasing budgets in coordination with property management (operating and capital budgets). Provide corporate reports as required.
  • You continually seek opportunities to expand the business base by working collaboratively with the senior management team, client team, and through regular contact with key clients / target clients.
  • Manage the National Leasing business to a plan with measurable goals and objectives.
  • You will undertake and assist in the analysis, report, and recommend potential leasing transactions by analyzing market strategies, deal requirements, impact to asset value / income, financials, evaluation options, and asset priorities.
