Purpose

Contributes to the Global overall success of the Real Estate ensuring specific individual goals, plans, initiatives are executed / delivered in support of the team\'s business strategies and objectives. Ensures all activities conducted are in compliance with governing regulations, internal policies and procedures.

Accountabilities

The Vice President, Project Management & Construction is also specifically responsible for:

Functional Focus

  • Leading capital plans, project management and construction of the Bank\'s premises network Globally which includes all Retail Branches, Offices, Operation Centres, GBM locations, Wealth Management branches, etc.
  • Leading and supervising all major projects globally.
  • Setting strategy and standards worldwide and for overseeing execution, in Canada and in most countries internationally, for:
  • Construction;
  • Procurement;
  • Financial planning;
  • Review and analysis;
  • Risk management; and
  • Specialty programs (ABMs, signage, environmental and premises-related emergency response).
Partner Focus
  • Provides Real Estate services to Partners by building and leading a team of real estate professionals to ensure the timely, efficient, and effective delivery of real estate services that enhance business strategies and objectives.
  • Oversees management of Leasing, Construction and Design, Facilities, Finance, and Legal to ensure end to end Real Estate solutions adhere to all Bank business requirements and regulatory standards (bylaws);
  • Develops real estate solutions to maximize GBM efficiency and effectiveness.
  • Oversees annual Capital Expenditure Forecast (\xe2\x80\x9cCEF\xe2\x80\x9d) Plans for GBM Real Estate Programs/Projects.
  • Oversees the development of value-added strategies and best practices.
  • Oversees retail space planning to maximize space efficiency and employee experience.
  • Leads the business case team(s) to develop and execute all GBM Real Estate Strategies
  • Champions a customer-focused culture to deepen client relationships and leverage broader Bank relationships, systems and knowledge.
Business Strategy
  • Develop plans for the Bank\'s Global branch networks and Office portfolios for new branch/office construction, relocations, expansions and renovations; and
  • Develop a broad range of knowledgeable service providers (contractors, architects and engineers) to strengthen the Bank\'s negotiating position to manage real estate project costs while meeting business objectives and priorities.
Business Plan Execution/Business Growth
  • Develop real estate strategies (office and retail) that help support the Bank\'s business plans;
  • Execute annual CEF plans for the Bank\'s global real estate portfolio to build out locations and achieve value added real estate solutions;
  • Deliver new branches, expansions, renovations, relocations and consolidations to help protect and grow the Bank\'s business;
  • Deliver new and renovated office space to support business growth in non-branch environments; and
  • Lever specialist real estate knowledge, the Bank\'s business objectives and a network of industry contacts along with the Real Estate team to aggressively identify, pursue and realize value opportunities across the Bank\'s real estate portfolio.
Operational Management and Improvement
  • Manage a large team of construction professionals to deliver over major 500 real estate projects annually across Canada and Globally;
  • Deliver high quality, cost effective and competitively procured real estate solutions seamlessly and with minimal disruption to users;
  • Oversee management of agreements with third party service providers (contractors, sub-contractors, engineers, architects and environmental specialists), including negotiation of contracts and contracted service level agreements;
  • Work closely with the Bank\'s leaders to develop and adjust CEF plans/expenditures to meet business line P&L and capital requirements;
  • Ensure robust controls are in place and operating effectively to mitigate the reputational, operational, legal and financial risks inherent in the inefficient commercial real estate industry (particularly internationally), that at best lacks transparency, and at worst is corrupt;
  • Direct overall construction and maintenance activity related to the Bank\'s ABM networks in Canada and the Caribbean;
  • Promote the Scotiabank brand with a comprehensive signage program; and
  • Plan and effectively respond to environmental and premises-related disaster/emergency incidents.
Relationship Management
  • Build and maintain relationships across multiple disciplines and geographies with real estate industry leaders, including contractors, architects, FF&E providers, developers, landlords, brokers, appraisers, government representatives, and service providers in order to anticipate business and market condition changes, with a view to benchmarking best practices and embedding successful initiatives in each of Real Estate\'s service areas.
Leadership
  • Motivate, inspire and lead a large, highly skilled, multi-disciplinary team;
  • Plan for and manage human resource needs by ensuring succession planning that identifies and develops high-potential employees;
  • Communicate Bank strategy to ensure employees, contract staff, and consultants are engaged and aligned;
  • Attract, develop, mentor and keep engaged the top talent needed to meet Real Estate\'s business objectives;
  • Motivate staff to perform as part of a reliable and responsible business group that always looks to \xe2\x80\x9cget it right\xe2\x80\x9d, not just \xe2\x80\x9cfill the order\xe2\x80\x9d;
  • Exercise seasoned business judgement in guiding, counselling and developing staff;
  • Promote development of team members and encourage teamwork; and
  • Champion an organizational vision that drives continuous improvement, collaboration, diversity inclusion and a culture of learning and innovation.
  • Understand how the Bank\'s risk appetite and risk culture should be considered in day-to-day activities and decisions.
  • Actively pursues effective and efficient operations of his/her respective areas in accordance with Scotiabank\'s Values, its Code of Conduct and the Global Sales Principles, while ensuring the adequacy, adherence to and effectiveness of day-to-day business controls to meet obligations with respect to operational, compliance, AML/ATF/sanctions and conduct risk.

Education / Experience / Other Information
  • Regulatory bodies: Responsible for ensuring compliance with regulatory requirements by country (and often times by additional bodies at a provincial/state/municipal level) in each of the countries in which the Bank operates. Where possible, we look to exceed local standards using higher standards prevailing in other jurisdictions (e.g. Canada, U.S.) which have more stringent life safety/accessibility/environmental requirements
  • Undergraduate degree or a relevant graduate degree and/or professional designation such as an MBA, Masters in Architecture, Engineering or Urban Planning;
  • A minimum of 10 years of leadership experience in the real estate industry, international experience is an asset
  • Expert knowledge:
  • construction practices and contract law;
  • project management;
  • strategic space planning;
  • procurement;
  • design; and
  • real estate market trends and economic conditions.
  • Thorough knowledge:
  • Bank\'s strategic business direction; and
  • Bank\'s businesses and its competitors.
  • Good knowledge:
  • international real estate laws, regulations and practices;
  • leasing practices and contract law; and
  • asset and property management.
  • Expert skills in negotiating, communicating (written and verbal) and conflict resolution.
  • Highly developed qualitative analysis skills and project management expertise.
  • Spanish would be an asset.
