Job Title Transaction Analyst

Summary \xe2\x80\xa2 Coordination with Cushman & Wakefield brokers and their local counterparts across Canada with the objective of expediting divestment of sites within Imperial\xe2\x80\x99s surplus property portfolio, with a special focus on micro-market locations

  • Develop fit-for-purpose strategies to optimize / accelerate the divestment of micro-market properties, leveraging external learnings from competitors / other industries across Canada and fulfilling the role of subject matter expert on this portion of Imperial\xe2\x80\x99s portfolio
  • Support the Commercial team with sale closings and other administrative duties


Primary Functions/Responsibilities:

Non-operating surplus site property management (special focus on micro-market locations):
  • Interface with the Imperial Commercial Coordinators (located in Budapest, Hungary) to improve the site-level data set, allowing for improved prioritization of divestment opportunities
  • Pursue special tactics, such as bundled sales to self-storage companies or others who may have interest in acquiring multiple locations (eg. solar panel installations, cell towers, etc.)
  • Support the Imperial Commercial Portfolio Managers to close sales, including coordination with external real estate lawyers to finalize Offers to Purchase, preparation of Transaction Evaluation Summaries (TES), endorsement packages, and sharing of environmental reports with purchasers
  • Implement a reporting and tracking system via Contractor Provided Software; Produce weekly progress reports to IOL project lead, and where possible, real-time reporting through Contractor Provided Software.
  • Coordinate and manage all lease, sublease and license agreements, purchase and sales negotiations, subject to IOL direction and approval.
  • Participate with Commercial Portfolio Managers and Environmental Project Managers as they identify the correct paths to closure on properties, incorporating commercial aspects / external industry best practices into the decisions
  • Centrally manage property sale auctions including coordination with Cushman & Wakefield for advertising, preparation of property marketing materials for upload to Imperial\xe2\x80\x99s web site, and responding to bidder inquiries.
  • Provide oversight to ensure properties within portfolio are managed in accordance with corporate policies and standards, approved strategies, and global best practices
Other:
  • Drive continuous improvement of commercial activities
  • Comply with all corporate and E&PS-specific business controls requirements
Skills, Experience and Business Accomplishments:
  • Post-secondary degree or relevant work experience.
  • Commercial real estate experience, ideally with the sale of brownfield properties
  • Good quality of work performance such as completeness, freedom from errors, analytical soundness, creation of useful work products, etc.
  • Excellent communication skills both oral and written, including the ability to interface with client representatives.
  • Proficiency in MS Office (Excel, Word, Power Point, Outlook)
  • Basic knowledge of negotiation skills and techniques.
  • Demonstrated knowledge of environmental regulations and use standards.
  • Sound business judgment and ability to make timely decisions.
  • Available for periodic travel.
