Responsabilit\xc3\xa9s principales

  • S\xe2\x80\x99assurer du fonctionnement optimal des activit\xc3\xa9s relatives \xc3\xa0 l\xe2\x80\x99entretien et \xc3\xa0 l\xe2\x80\x99op\xc3\xa9ration des syst\xc3\xa8mes \xc3\xa9lectrom\xc3\xa9caniques des b\xc3\xa2timents et s\xe2\x80\x99assurer du respect des contrats existants avec les fournisseurs de service;
  • G\xc3\xa9rer les contrats de service des diff\xc3\xa9rents entrepreneurs, assurer la gestion des \xc3\xa9quipes techniques en place, et entretenir des relations avec les d\xc3\xa9taillants et locataires afin d\xe2\x80\x99offrir des services de qualit\xc3\xa9 sup\xc3\xa9rieure;
  • Assurer la pr\xc3\xa9paration annuelle de budget d\xe2\x80\x99exploitation (Opex) et d\xe2\x80\x99immobilisation (Capex) et \xc3\xa9tablir des plans quinquennaux d\xe2\x80\x99investissement pour les diff\xc3\xa9rents b\xc3\xa2timents;
  • Contribuer aux appels d\xe2\x80\x99offres et analyser les documents techniques afin de r\xc3\xa9pondre aux exigences des b\xc3\xa2timents;
  • D\xc3\xa9cider de l\xe2\x80\x99intervention appropri\xc3\xa9e selon ses responsabilit\xc3\xa9s lors de situations d\xe2\x80\x99urgence en s\xe2\x80\x99assurant de garantir la s\xc3\xa9curit\xc3\xa9 des lieux et des locataires;
  • S\xe2\x80\x99assurer du fonctionnement optimal des syst\xc3\xa8mes automatis\xc3\xa9s des b\xc3\xa2timents (incluant M\xc3\xa9tasys, PDM, etc.);
  • Voir \xc3\xa0 l\'entretien et aux r\xc3\xa9parations des syst\xc3\xa8mes de climatisation, ventilation et chauffage de l\'\xc3\xa9difice et s\xe2\x80\x99assurer du fonctionnement optimal du syst\xc3\xa8me d\xe2\x80\x99entretien pr\xc3\xa9ventif en place;
  • Assurer un contr\xc3\xb4le sur les t\xc3\xa2ches d\xe2\x80\x99entretien pr\xc3\xa9ventif et correctif selon les divers \xc3\xa9ch\xc3\xa9anciers;
  • R\xc3\xa9pondre aux plaintes des locataires et effectuer un suivi et un contr\xc3\xb4le de qualit\xc3\xa9 de tous les services rendus;
  • Contribuer \xc3\xa0 l\xe2\x80\x99\xc3\xa9laboration des budgets op\xc3\xa9rationnels et participer au contr\xc3\xb4le des d\xc3\xa9penses tout au long de l\xe2\x80\x99ann\xc3\xa9e budg\xc3\xa9taire;
  • S\xe2\x80\x99impliquer lors de la n\xc3\xa9gociation/implantation des contrats d\xe2\x80\x99entretien ainsi que de leur ex\xc3\xa9cution quotidienne;
  • R\xc3\xa9viser tous les plans et devis soumis par les locataires et professionnels concern\xc3\xa9s et \xc3\xa9mettre des commentaires aux secteurs pertinents selon des \xc3\xa9ch\xc3\xa9anciers prescrits;
  • Coordonner les projets d\xe2\x80\x99am\xc3\xa9nagements, d\xe2\x80\x99entretien et les travaux chez les locataires et agir \xc3\xa0 titre de point de contact avec les entrepreneurs et locataires pour tout ce qui concerne ces travaux;
  • Contribuer au programme RiskCheck (gestion des risques en environnement, sant\xc3\xa9 et s\xc3\xa9curit\xc3\xa9 au travail), ce qui comprend de r\xc3\xa9pondre aux questions mensuellement pour les 2 propri\xc3\xa9t\xc3\xa9s, suivi correctif des d\xc3\xa9ficiences et pr\xc3\xa9voir les budgets n\xc3\xa9cessaires. Participer \xc3\xa0 la visite annuelle des 2 propri\xc3\xa9t\xc3\xa9s, s\xe2\x80\x99assurer du maintien des normes en vigueur dans les b\xc3\xa2timents. \xc3\x8atre responsable de la documentation pertinente, des certificats et des rapports associ\xc3\xa9s;
  • R\xc3\xa9pondre aux appels d\xe2\x80\x99urgence.
Connaissances et aptitudes requises
  • DEC en M\xc3\xa9canique du b\xc3\xa2timent ou avoir une exp\xc3\xa9rience \xc3\xa9quivalente dans le domaine;
  • Bonnes connaissances et exp\xc3\xa9rience en entretien du b\xc3\xa2timent et entretien m\xc3\xa9canique;
  • Bonnes connaissances en gestion de projets d\xe2\x80\x99am\xc3\xa9nagement locataire commerciale;
  • Minimum de 5 ann\xc3\xa9es d\xe2\x80\x99exp\xc3\xa9rience pratique en milieu de travail et grandes connaissances en entretien du b\xc3\xa2timent et en m\xc3\xa9canique du b\xc3\xa2timent;
  • Connaissance du syst\xc3\xa8me de BAS des b\xc3\xa2timents dont M\xc3\xa9tasys \xe2\x80\x93 Johnson Control et Tracer Summit \xe2\x80\x93 TRANE;
  • \xc3\x8atre capable de r\xc3\xa9agir lors d\xe2\x80\x99une situation d\xe2\x80\x99urgence;
  • Excellente connaissance en lecture et interpr\xc3\xa9tation des plans m\xc3\xa9caniques, \xc3\xa9lectriques et architecturaux;
  • \xc3\x8atre orient\xc3\xa9 vers le service \xc3\xa0 la client\xc3\xa8le et le travail d\xe2\x80\x99\xc3\xa9quipe;
  • Bilingue (fran\xc3\xa7ais et anglais), tant \xc3\xa0 l\xe2\x80\x99oral qu\xe2\x80\x99\xc3\xa0 l\xe2\x80\x99\xc3\xa9crit;
  • Aptitudes informatiques n\xc3\xa9cessaires (MS Office, CAD);
  • Connaissances de base des syst\xc3\xa8mes comptables;

Specific accountabilities
  • Ensure the maintenance and operations activities related to the electrical and mechanical building systems are performed optimally and oversee compliance with existing contracts with service providers;
  • Manage service agreements with various contractors, oversee on-site technical crews and maintain relationships with retailers and tenants to offer superior-quality services;
  • Prepare the annual Capital expenditure (CAPEX) and Operational expenditure (OPEX) budgets and develop five-year investment plans for the various buildings;
  • Participate in the tendering process and analyze technical documents to meet the requirements of the buildings;
  • Decide on an appropriate course of action given designated responsibilities and ensure the safety of tenants and the premises;
  • Ensure building automation systems (Metasys, PDM, etc.) are functioning at optimal capacity;
  • Oversee maintenance and repairs for the building\xe2\x80\x99s air-conditioning, ventilation and heating systems and ensure preventive maintenance system is running properly;
  • Track preventive and corrective maintenance tasks in accordance with various schedules;
  • Respond to tenant complaints; monitor and control the quality of all services delivered;
  • Help develop operational budgets and track spending throughout the fiscal year;
  • Contribute to negotiating maintenance contracts, finalizing the terms and executing the provisions on a day-to-day basis;
  • Review all plans and specifications submitted by tenants and consultants; share comments with the relevant teams within the specified timeframes;
  • Coordinate tenant fit-out, maintenance and construction projects and act as a contact person for contractors and tenants in this regard;
  • Participate with the RiskCheck program (environmental health and safety risk management), which includes answering questions each month about the two properties, addressing shortcomings and planning out the necessary budgets. Attend the yearly site visits for all two properties and ensure buildings are compliant with current standards. Handle relevant documentation, certificates and associated reports;
  • Respond to emergency calls.
Key requirements
  • College diploma (DCS) in building system engineering technology or equivalent experience in the field;
  • Familiarity with and experience in building maintenance and mechanical upkeep;
  • Solid project management knowledge for retail tenant fitouts;
  • Five or more years of hands-on experience in the workplace and extensive knowledge of building maintenance and mechanical systems;
  • Familiarity with building automation systems, including Metasys (Johnson Controls) and Tracer Summit (Trane);
  • Responsiveness to emergency situations;
  • Strong ability to read and interpret mechanical, electrical and architectural drawings;
  • Team player with a customer service mindset;
  • Fluent in written and spoken French and English;
  • Required computer skills: Microsoft Office and CAD;
  • Basic knowledge of accounting systems;
  • Ability to perform in a fast-paced environment; strong interpersonal, organizational and communication skills.
