One of Ottawa's most premium luxury condominiums in the heart of Downtown is looking for a dedicated and proactive Superintendent to oversee daily operations, maintenance, and resident support in a prestigious residential environment. This hands-on role is vital to ensuring the building's systems run efficiently, common areas remain pristine, and residents receive timely assistance. The ideal candidate is detail-oriented, dependable, and takes pride in maintaining high standards of safety, cleanliness, and customer service.
Key Responsibilities:
Team & Contractor Oversight:
Supervise daily work of onsite cleaning staff and coordinate with third-party service providers including concierge, landscapers, snow removal crews, and pool technicians. Monitor quality of work and sign off on completed tasks.
General Maintenance & Repairs:
Perform routine handyperson tasks such as drywall patching, painting, sign installation, light fixture replacements, and basic plumbing fixes. Conduct daily building walkthroughs to identify and address maintenance issues proactively.
System Monitoring & Preventive Maintenance:
Carry out regular inspections and minor servicing of building systems including HVAC, fire protection equipment, lighting, sump pumps, and generators. Ensure rooftop vents and garage systems are fully operational and report any concerns promptly.
Amenity & Pool Management:
Oversee cleanliness, setup, and minor upkeep of amenity spaces (guest suite, gym, party room, pool). Perform pool water testing and maintain logs. Willingness to obtain Certified Pool Operator (CPO) certification.
Building Operations & Emergency Response:
Coordinate move-ins/outs and large deliveries, including elevator padding and scheduling. Respond to emergencies and building issues as first on-site contact and assist in the implementation of emergency protocols and safety plans.
Parking & By-law Enforcement:
Enforce visitor parking rules, including the issuance of notices or tickets. Willingness to complete deputization training with the City of Ottawa to issue parking violations as needed.
Administrative Tasks & Reporting:
Maintain regular communication with the Property Manager and Board. Log inspections and updates using building management software; monitor inventory of maintenance and janitorial supplies and coordinate reordering as needed.

Pay: $25.00-$28.00 per hour
