Clean all common areas of the facility including but not limited to, interior: entrance vestibules, common corridors, stairwells/railings, doors/glass, carpet/tile, directory, mailboxes, exterior: litter-pick grounds, sweep sidewalks, maintain garbage area in clean state, etc.
On call 24/7 for on-site issues and emergencies.
Complete a daily interior and exterior site walk - check for burnt out lights, debris, slippery areas, elevator operation, entrance/exit door functionality, etc. Identify any hazards accordingly (i.e., place caution cones) and contact Property One for remedy. Keeps building grounds and common areas clean and in safe condition.
Tenant Relations and Emergency Response as required. (i.e., Floods, no heat/power failures, fire evacuation, etc.)
Seasonal Responsibilities;
Snow Removal - walkways /entrances.
Apply sand/salt as required to ensure a safe environment at all times.
All property hazards / safety concerns to be immediately reported to Property one for Contractor dispatch.
Complete Daily snow removal log sheets and submit to Property One on a weekly basis
Ensure snow removal company maintains parking lot to asphalt level, removing snow and ice accumulation.
Schedule for car removal and co-ordinate with contactor.
Landscaping - grass cutting/trimming, minor landscaping as required
Weekly schedule
Spray and remove weeds along building, parking lot side.
Weekly (formal) Property Operations Inspection
Ensure common areas are free of clutter
Maintain control of spare keys in lock box
Monthly fire inspection - extinguishers, pull stations, common area smoke/heat detection
Maintains inspection logs for sprinkler systems, fire extinguishers and other building systems as required by law
Weekly Waste & Recycling tasks - ensure that garbage and recycled items are placed for pick up at the appropriate times and in the proper manner. Monitor recycling bins for proper content, and ensure they are at curb side for pick up.
Other Support roles as required:
Support cleaning staff as required.
Collect rent from tenants as required
Deliver Tenant notices as required.
Clean/Ready vacant units for showing/leasing.
Inspects vacant units in-conjunction with the operations team. Support minor repairs.
Respond to tenant requests for repairs as directed
Conducts regular preventative maintenance on items throughout the interior and exterior of the building as directed.
