Subcontracts Coordinator

Job Description


We\'re looking for an expert negotiator to source a variety of construction related trade contractors for multi-family residential builds throughout Central Canada. The Subcontracts Coordinator works closely with site staff and project coordinators to ensure qualified trades are available for new and current construction projects. Responsibilities:

  • Within a team, administer sub trades contracts for current and future builds.
  • Provide and mentorship to other Sub Trade Coordinators in their day-to-day tasks as may be required.
  • Establish and maintain tendering process and report on costs and schedule performance for all subtrade work. And support the ongoing improvement of process, workflows, tools, templates that are utilized amongst the department.
  • Forecast cost for all subtrade work scopes and changes; report on these items weekly and/or monthly.
  • Negotiate contract terms and conditions, documenting any agreed changes.
  • Liaise with construction site staff on a continuous basis to ensure quality standards.
  • Define and communicate detailed description of scope of work and payment schedule. And ensure the related templates are kept current and accurate for all Sub Trade Coordinators use.
  • Support construction site staff and Project Managers in coordinating sub trades timeline.
  • Work to proactively mitigate Sub Trade related issues (resolving promptly, when it cannot be mitigated).
  • Monitor contract renewal dates and make preparations accordingly.
  • Utilize well developed contract negotiation and communication skills.
  • Build and maintain positive relationships with customers, vendors and key stakeholders.
  • Network through industry contacts, association memberships, trade groups, and employees.
  • Subtrade Recruitment in new and existing regions; including online search, phone qualifications, networking tactics, referrals, in person scouting and visits to suppliers or contractors.
  • Provide support to Sub Contracts Manager, as required, for the benefit of the Sub Trades department.

Requirements:

  • Post-secondary diploma in business, trades certification, or equivalent
  • Experience in wood frame construction industry
  • Background in construction estimating
  • Working skills in MS Office Suite and construction management software
  • Strong interpersonal and relationship building skills with well-developed communication and negotiation skills
  • Solid attention to detail with the ability to be a problem solver
  • High level of critical and logical thinking, analysis, and reasoning
  • Able to work well under pressure and meet established deadlines
  • Good organizational, time management and prioritizing skills
  • Confident, consistent, decisive personality
