Westcorp wishes to hire a capable Residential Building Operator for our largest residential asset in Edmonton, AB. Windsor Park Plaza and Lofts comprise two 28-storey towers, a 5-storey building, totalling 752 units, and Diversions, a sizeable amenities space with a salt water pool, fitness centre, and much more. We are recruiting a dynamic, energetic, hands-on building operator to oversee the building systems for these assets. This position will work closely with the WPP Property Manager, and as a key member of the residential property management team, the Residential Building Operator will assist in managing a comprehensive maintenance program for the properties with an overall goal of maximizing and maintaining their value. This role is an integral part of the maintenance team and will ensure that industry-leading customer service and facilities levels are provided to all stakeholders.

Key Responsibilities:
Assist with managing the predictive and preventive maintenance programs on all building equipment and HVAC systems, and creating and maintaining service logs for all:
Water Treatment Programs
Fire Systems testing and monthly operations
All site-specific operations
Ensure that life safety systems (emergency generators, fire alarm systems, elevators, phones, etc.) operate efficiently.
Perform regular inspections of buildings, inside and out, and identify and rectify any general maintenance issues on the asset (i.e. check all doors, roofs, signage, lighting, etc., for proper operation, wear and tear maintenance requirements, etc.).
Troubleshooting and performing repairs to prevent equipment or system failures.
Oversee the monitoring of Honeywell and Siemens systems.
Prioritize and schedule all work to meet deadlines efficiently and on time.
Assist with the preparation or turnover of suites during month-end, for resident move-ins/outs.
Provide assistance and backup with College Plaza commercial operations and for our Edgeway property when required.
Provide support, training and mentoring where/when necessary for the maintenance team.
Liaise with outside contractors to obtain costs and estimates for various work, ensure compliance with building rules and regulations, and assist and monitor contractors as required.
Coordinate capital work projects by creating a scope of work, overseeing and adhering to Westcorp's procurement process, and ensuring all work is completed within required timelines and in a quality manner.
Submit all paperwork and invoices received from contractors and ensure that they are accurate and meet all agreements. Assign POs as required to contractors.
Inspect all contract work, ensuring all deficiencies are rectified and that the integrity of the asset is not compromised.
Keep accurate records of all work and transactions.
Field questions promptly and professionally.
Deliver exemplary customer service to internal and external customers.
Respond to emergency after-hour calls and participate in a rotational on-call service for the pertinent properties. You must have a flexible schedule to allow availability during the month-end when it occurs on weekends.
Maintain and oversee the irrigation systems for the College Plaza property.
Manage all pool operations.
Maintain the cleanliness and safety of the mechanical, electrical, elevator, and storage rooms.
Assist with seasonal tasks such as snow removal and landscaping when the team requires extra assistance.
Other duties as assigned.
Required Skills and Abilities:
Minimum five years of relevant experience in a similar role at a residential high-rise building is required
A 4th Class Power Engineering ticket is required
Advanced knowledge of mechanical systems and operations
Strong technological skills are a must, as Westcorp is a technologically sophisticated organization that utilizes multiple software options
Must be highly proficient in English, written and verbal communication abilities
Knowledge of Honeywell EBS and Siemens Apogee DDC systems is required
Swimming pool maintenance certificate is an asset, and must be obtained in the first 6 months if not in possession of one
Flexibility to work in a rotational on-call service and month-ends, which may include weekends
Exceptional communication ability
Ability to work with minimum supervision
