Overview
The National Investment Valuation Team at Avison Young is primarily focused on providing valuation services for some of Canada's top institutional owners, and managers. This includes some of the largest REIT's, pension funds, public and private companies in the country, as well as high net worth investors. We focus on providing sophisticated valuation solutions to our clients that allow them to better understand their commercial real estate values. Reports are prepared for either financial reporting or financing purposes but could also include other intended uses such as lease and sale negotiation, dispute resolution, estate and tax planning, power of sale, etc.
The successful candidate should possess the attitude and skills necessary to become a successful commercial real estate appraiser. These attributes include being detail-oriented, critical thinking, problem solving, motivated, dedicated, ethical, highly energetic, able to work under pressure, and possess strong financial, research and analytical skills.
Responsibilities
The Senior Valuation Consultant will have an active role in helping with Avison Young's expanding book of valuation clients, and the reporting required to service these clients. This person will be required to work extensively with Excel spreadsheets to perform complex financial analysis as well as become proficient with our real estate valuation workbooks, mapping and research programs across various markets and asset classes. The Senior Valuation Consultant will be responsible for assisting senior team members in the preparation of appraisal reports for a variety of purposes. Responsibilities will include:

  • Market research associated with the preparation of appraisal reports.
  • Collection, collation and maintenance of relevant sale comparables in various markets and asset classes.
  • Conduct land use research including mapping, usage, official plans and zoning by-laws.
  • Site inspections as needed - travel may be required.
  • Financial analysis and modelling.
  • Preparation of appraisal reports, client presentations, and proposals.
  • Liaising with various market participants and clients from time to time as may be required for research and reporting purposes.
  • Such other valuation related duties as the Company from time to time may reasonably request you to perform
Qualifications
The Senior Valuation Consultant will be required to complete the necessary courses through the Appraisal Institute of Canada within their tenure to obtain their AACI. Avison Young also encourages all team members to enhance their knowledge in real estate through optional courses, seminars and other learning opportunities. Specific qualifications include:
  • 2-4 years experience in a related role (valuation, asset management, investments, consulting, etc.)
  • Previous Argus Enterprise experience is required.
  • An understanding of standard valuation theory and methodology (Income and Direct Comparison Approaches)
  • An understanding and ability to read financial statements, and other pertinent documents such as leases, sales agreements, and research reports.
  • Proficiency in Microsoft Office Products (Excel, Word, Outlook, PowerPoint)
  • Strong desire to learn and understand commercial real estate valuation across a variety of asset classes and markets.
  • Access to a car is an asset
  • Proven ability to work well in a fast-paced team environment
