Senior Real Estate Investment Associate / Manager

identifying and analyzing investment opportunities, managing acquisitions and financing, and supporting development projects

Key Responsibilities
Source and evaluate
real estate investment opportunities
across Ontario.
Apply familiarity with
real estate development processes
to identify land with potential and guide projects through
approvals and early construction readiness
. Knowledge of
municipal boards, planning departments, and council processes
is a strong asset.
Manage private mortgage lending and other real estate financing opportunities, including
deal analysis, credit assessment, risk evaluation, and documentation review
.
Conduct
financial modeling, feasibility studies, ROI, and cash flow analyses
to support investment and project decisions.
Oversee
acquisitions and sales
of existing properties, focusing on
two streams of income
:
Capital gains
through improvements or market appreciation.
Rental income
through ongoing tenant management, including lease agreements, tenant screening, and portfolio oversight. Familiarity with
tenant management
is a strong asset.
Review APS, contracts, loan agreements, and development applications; coordinate due diligence and closing processes.
Maintain organized records, reporting, and communication using
Microsoft Excel and Outlook
.
Monitor
market trends, lending rates, and economic conditions
to inform investment strategy.
Collaborate across all areas of the business, as responsibilities and priorities shift with market conditions and opportunities.
Qualifications & Requirements
Bachelor's degree
in Real Estate, Finance, Economics, Business Administration, or a related field (
required
)
MBA or advanced degree
is a plus
5+ years
of experience in
real estate investment, acquisitions, financing, or development
in Ontario
Familiarity with
real estate development processes
and municipal approvals is a strong asset
Strong
financial analysis, feasibility studies, and Excel modeling skills
Experience reviewing
legal documents
, including APS, loan agreements, and development applications
Understanding of
Ontario real estate law and municipal approvals
Experience with
tenant management
is an asset
Excellent
attention to detail, judgment, and organizational skills
Strong
written and verbal communication skills
Self-motivated and able to manage
multiple dynamic projects
Preferred background:
Experience in
real estate or mortgage lending, investment analysis, development, or portfolio management
