• leads and encourages the project team to create a thorough and realistic project plan that will guarantee the team will accomplish the project\'s goals;
• creates contracts with consultants and negotiates updates, additions, and adjustments to such contracts;
• identifies, handles, and takes care of project problems;
• holds regular information-sharing meetings with the project team to make sure that all concerns are raised and discussed;
• Support Project Close-out procedures including: Final Inspection, Building Occupancy and Warranty Period Commencement
• Establish and manage the Construction Budget + Schedule and support invited Tenders by Owner.
• evaluates the cost, schedule, and scope of the project, and when problems arise, communicates opportunities and challenges to the relevant stakeholders and senior management;
• Plans and develops construction milestones and timelines while collaborating with a general contractor, tracking progress against predetermined deadlines;
• Create and follow job schedules to achieve project objectives.
• Manage the pay application procedure well.
• Ensure that the proposed goods are in line with the project specifications by managing the submittal process properly.
• Manage trade contracts, relationships, documents, and paperwork
• applications for progress payments are examined and certified;
• releases frequent status reports and sees that important problems that influence project delivery are resolved;
• examines and approves the conditions for change orders and notices of change;
• All other duties as required

• 7-10 years of experience in project management, ideally in the building of wood-frame, apartment-style, multi-family buildings
• BSc/BA degree in Architecture, Building Science, Engineering, Construction Management, or another related field
• PMP or an equivalent certification would be considered an asset
• Project management aptitude refers to the skill and expertise needed to complete projects on schedule, within budget, and in accordance with all specifications, including but not limited to legal, environmental, health, and safety standards.
• Project Budget Management: Demonstrated expertise in creating and overseeing budgets.
• It is your duty to evaluate all change orders, RFI (requests for information) responses, progress payment requests, sign them, and go over all the paperwork you\'ve gotten from the general contractor.
• Strong background
• Educational background in construction management, engineering, or a related discipline
• Strong organizational skills
• Strong leadership ability is a must
• Great Negotiating skills, Communication skills (listening, verbal and written) and Interpersonal skills
