Overview

Reporting to the Vice President of Marketing, the Senior Marketing Manager of Property Operations is responsible for the professional development and implementation of marketing activities for Centurion Property Associates Inc.

The Senior Marketing Manager of Property Operations is accountable for the quality assurance of all marketing resources, contracts, tools and supplies for Centurion entities according to established standards and within established budgets.

Responsibilities

Relationship Development

Develop and foster positive relationships with internal and external stakeholders, acting as a liaison between Centurion and its partners and suppliers. Develop existing Marketing Coordinators skills to ensure each position is cross trained to lessen business risk. Ensure that a high level of client satisfaction is achieved through consistent attention to Centurion\'s Vision, Mission and Values.

Ongoing Operations

Manage the day-to-day marketing needs of Centurion. Track expenses related to signage and vendor services, ensuring adherence to the allocated budget. Work closely with the acquisition team to coordinate the transfer of all marketing assets of new residential properties under consideration. Participate in property tours and evaluations on site and virtually gather insights for marketing planning and budgeting to support signage for branding and leasing. Oversee the development of programming, delivering programs and toolkits across the student and multi-family portfolios. Provide brand improvement strategies and suggestions. Act as a liaison with the Leasing and Call Centre Team to ensure marketing outputs contribute to lead generation. Support the Vice President of Marketing with projects as required and ensure projects are completed meeting deadlines and set standards. Prepare and submit various Marketing reports and analysis. Ensure all requests are being delivered efficiently and effectively. Responsible for the oversight of invoices, ensuring they are accurate. Complete other duties as assigned.

Signage Management

Administer and manage all branding efforts for Centurion entities as required. Develop and execute signage strategies for all multi-family residential apartment communities and student housing portfolios, ensuring brand consistency and visibility. Coordinate the design, production and installation of various types of signage, such as property banners, directional signage, leasing office displays and promotional materials. Collaborate with the in-house graphic designer to create visually appealing signage that attracts prospective tenants and reinforces the Centurion brand. Conduct annual signage audits to ensure the Centurion brand is represented across the portfolio and all signage is in good standing. Work closely with the Property Operations team to ensure all signage initiatives are approved. Ensure marketing projects related to signage installation and maintenance, are delivered timely and are compliant with all regulatory requirements.

Vendor Management

Identify and onboard reliable vendors, suppliers, and contractors to support marketing and property management needs. Negotiate contracts and pricing with vendors, ensuring cost-effectiveness and adherence to quality standards. Establish and maintain strong relationships with vendors, regularly evaluating their performance and pricing and provide feedback as required.

Industry and Product Knowledge

Maintain a constant awareness of the competitive environment for similar products, conducting extensive research when required to obtain a full understanding of competitive market positioning. Ensure that the Chief Operating Officer of Property Operations is provided with the most current, favourable view of Centurion\xe2\x80\x99s products and its competitive value and proposition.

Compliance

Work closely with the Vice President of Marketing and Chief Compliance Officer to ensure that all compliance procedures and regulatory requirements are followed with respect to the marketing process. Ensure that all materials are reviewed and approved by the Chief Compliance Officer prior to distribution to external parties.

Requirements

  • Bachelor\xe2\x80\x99s degree in business, marketing or related field;
  • Minimum 6 - 8 years\xe2\x80\x99 experience in marketing, preferably within the property operations industry;
  • Over 3 years\xe2\x80\x99 experience managing a team in marketing operations, project management, or a similar role within the Real Estate industry;
  • Self-starter; highly motivated and able to take the initiative required to achieve set goals and objectives;
  • Strong project management skills, able to oversee a task from start to finish with little guidance and supervision;
  • Detail-oriented, able to resolve problems using relevant information, sound reasoning and common sense;
  • Excellent organizational skills, with a strong ability to multi-task and manage multiple projects at once;
  • Exceptional oral and written communication skills with the ability to multi-task and manager multiple projects at once;
  • Proficiency in marketing tools, project management software, and Microsoft Office suite; and
  • Experience with Adobe Illustrator and InDesign preferred.
