Paygrade: M - OTH System Title: Leader 8, Project Delivery # Positions available: 1 Leader Name: Director, Real Estate & Construction As ATB\xe2\x80\x99s next Senior Manager, Construction with People Places & Spaces (PP&S), you will report to the Director, Real Estate & Construction and lead the Construction Project Management team.You will be responsible for elevating the technical knowledge of the construction project team, providing senior project leadership from design concept through to close out, managing complex and high-profile projects and enhancing project best practices and project administration, including: standards, processes, reporting and templates. Project types will include capital projects, facility maintenance projects, space decommissioning, and moves/accommodations in both ATB\xe2\x80\x99s corporate and retail real estate networks. This is a net new role on the team and we are excited for you to help elevate the construction delivery efforts of ATB\xe2\x80\x99s PP&S is ATB\xe2\x80\x99s real estate and facilities business unit and leads: real estate strategy, workplace optimization & experience, spatial design, construction, project management, leasing & subleasing management, facilities management & maintenance, asset management, facility operations, occupational health & safety, and physical security. PP&S oversees ATB\xe2\x80\x99s 1.5 million square feet of space and the team is deeply connected to transforming banking through ATB\xe2\x80\x99s client facing locations, and leading the way with corporate workplace transformation, both of which bring ATB\xe2\x80\x99s mandate to life and make it possible for Albertans. Senior Manager, Construction Accountabilities:

  • Manage, coach and develop a project management team of direct reports, providing senior project leadership and mentorship from design and concept stages through to construction and closeout, and finally decommissioning.
  • Schedule work, manage and track all pending and active projects, forecasting as appropriate and balancing resources throughout the team.
  • Project manage complex and high profile projects
  • Report on and develop KPIs for all project management data and relevant metrics, leveraging, modifying and analyzing databases as required.
  • Oversee all project budgets and change order tracking, constantly seeking value creation and cost mitigation; develop and maintain systems & tools to achieve this.
  • Provide technical guidance and expertise to the construction team to deliver projects in a secure, regulatory environment.
  • Solve complex project challenges ranging from team accommodations through to construction detailing, dispute resolutions and specialized banking equipment/practices.
  • Conduct thorough drawing markups of all issued sets, with the goal of reducing on-site change orders and finding construction efficiencies.
  • Ownership and management of ATBs master construction specifications. The generation and maintenance of these specifications are part of the continuous improvement for the team.
  • Create, implement document and train on project management and project delivery processes and best practices to elevate the team
  • Oversee and manage contracts, vendors and master service agreements, procuring new vendors through the bidding process or formal RFP as required.
  • Improve and be accountable for the project vendor management process and performance for all project related consultants and contractors.
  • Coordinate and manage the needs of multiple internal and external stakeholders to ensure seamless project delivery coordinating with the PP&S Program Enablement team.
  • Manage and oversee all project close out activities, including warranties, proper handover and final reporting.
  • Host project retrospects and action associated closeout items, including evaluating and documenting project lessons learned, and feedback captured, creating future action plans as needed to increase team effectiveness and throughput.
  • Travel and overnight work is required to manage the team as there are team members in Edmonton and Calgary. Travel to sites (potentially out of province) will be required as well.
  • Work in alignment with the overall strategic direction of the team, the projects and ATB\xe2\x80\x99s 10 year strategy.

As the ideal candidate you possess:
  • A post-secondary degree in architecture, project management, engineering or other relevant field is required. Accompanying professional designation considered a significant asset.
  • In addition to the above, a PMP designation or robust project management experience is required.
  • Minimum 10+ years of construction or project management experience is essential for success in the role.
  • Strong analytical and interpretive skills to recognize and comprehend complex issues, policies, regulatory requirements and industry information affecting ATB\'s environment.
  • Significant leadership experience, managing, coaching and developing a small team of direct reports is required. This should be over and above project management, and general contractor/consultant management.
  • In-depth knowledge of CCDC & RAIC contracts, Master Spec documents, drawing set reviews and industry best practices that will support project delivery methodologies is required.
  • Working knowledge of Smartsheets, Bluebeam, AutoCAD and Google Suite are required; Experience with AssetPlanner, Trello, Jira, Confluence, Revit, Lucidcharts or MIRO would be considered strong assets.
  • Proven teamwork skills and a collaborative approach to solution development.
  • Direct experience working on the client side of the architecture and construction industry in projects of varying scope and scale would be considered a significant asset.
  • Strong technical knowledge around building science, construction, and industry best practices achieved through ongoing and continued development.
  • Work on projects with specialized banking equipment and practices would be considered an asset.
  • Experience with corporate accommodations, consolidations and space programming, as well as space decommissioning.
  • Experience with a distributed retail network, and delivering projects in multiple municipalities would be beneficial.
  • Considerable contacts within Alberta municipalities and the architecture and construction industries would be considered a strong asset.
  • Strong analytical and interpretive skills to recognize and comprehend complex issues, policies, regulatory requirements and industry information affecting ATB\'s environment.
