Senior Development Director & Team Lead, (SDD&TL)

Summary:

We are seeking an expert development and team lead to join JLL\xe2\x80\x99s Project and Development Services (PDS) organization. The successful candidate will manage the overall delivery of JLL services for a ery important Global Tech Client\xe2\x80\x99s multi-year build-to-suit development and custom interiors fit-out project.v The SDD&TL\xe2\x80\x99s role is \xe2\x80\x9cthe development and project management expert\xe2\x80\x9d representing, consulting and advising the Client through the entire development process including close oversight of the Landlord Developer in the performance of the work with which they are obligated as well as manage the work the Client is obligated. The SDD&TL will be a \xe2\x80\x9chands on\xe2\x80\x9d contributor while leading additional JLL project management and development management resources assigned to the engagement and is ultimately responsible for ensuring service excellence and validated customer satisfaction.

Background:

Having successfully provided project and development services since 2008, JLL has a long-standing global relationship with the Client. The \xe2\x80\x9cproject\xe2\x80\x9d to be delivered under JLL\xe2\x80\x99s engagement is a multi-year ground-up build-to-suit where the Landlord/Developer will underwrite the project, secure financing, purchase land, obtain necessary entitlements, and design, construct and develop the site, shell and core as specified in the lease on an at-risk basis. The Client will occupy the finished project under a lease agreement, however; the Client, with JLL\xe2\x80\x99s support, will make or highly influence key development decisions where such impacts the Client\xe2\x80\x99s intended use of the project or integration with the work to be managed by JLL on behalf of the Client. Under the lease agreement, Client is fully responsible for near-simultaneous design and construction of the office and technical-lab environment interiors and additional Client required upgrades to infrastructure beyond that included in the Landlord Developer\xe2\x80\x99s scope of work.

Experience & Qualifications Overview:

Only candidates with verifiable relevant ground-up build-to-suit project and development experience, in a leadership and team management capacity for similar scale, like and kind projects, will be considered. The ideal candidate will have a working knowledge of pre-development through delivery of a finished and occupied project in a self-development capacity or in a role representing the client and overseeing 3rd party developers and landlords developing on behalf of a buyer or tenant. The SDD&TL will have experience leading teams to deliver multi-year development and simultaneous interiors fit-out projects in urban and sub-urban municipalities for hi-tech, data center, corporate headquarters, spec office, co-lo and or hyper-scale data center, R&D, technology lab, semi-conductor, chip-lab, telecommunications, etc. or similar type users having a cost range of $500m to $1.0b

Necessary Attributes, Skills,& Capabilities:

  • A master at managing the delivery of relevant project types.
  • Well organized planner able to initially develop, adjust as necessary, implement and guide teams through process workflows and optimize development and construction schedules.
  • Hands on contributor working in the trenches with JLL Team, Client and the extended to team to deliver results and client satisfaction.
  • Has and maintains a positive working relationship with local jurisdictions and municipalities, including an intimate understanding of the details and requirements of the AHJ\xe2\x80\x99s applicable entitlement, permitting and inspections processes.
  • Ability to effectively align diverging interests, engage, coordinate, and manage the activities and secure results with representatives of the Landlord Developer, contractors, design and engineering consultants, internal Client stakeholders and support teams, e.g. finance and accounting, procurement, real-estate and facilities, project delivery managers, end-users in a positive, effective and collaborative manner
  • Professional relationship builder known for creating and maintaining positive and collaborative project culture and relationships.
  • High-skilled, clear, concise and informative communications with representatives of the Landlord Developer, contractors, design and engineering consultants, internal Client stakeholders and support teams, e.g. finance and accounting, procurement, real-estate and facilities, project delivery managers, end-users and internal client customers at every level from end-user lab manager to CFO
  • Serve as the Client\xe2\x80\x99s advocate, project leader and subject matter expert with respect to all development, design and construction matters after first aligning to the Client\xe2\x80\x99s objectives.
  • Professional ability to gather facts, prepare options having comprehensive support, facilitate client decisions and act upon those decisions and deliver expected results.
  • Experience and confident as the Primary Point of Contact with Client in a 3rd party service provider or equal capacity and the \xe2\x80\x9ckey\xe2\x80\x9d Interface & Project Team Relationship Manager
  • Excels in building, measuring and driving new construction, entitlement and fit-out schedules.
  • Proven ability to guide and advise the client with matter such as:
  • Site Due Diligence and Site Development
  • GTECH and Environmental issues.
  • Entitlement, Zoning and Variance matters
  • Facilitating and Expediting Permitting
  • All Matters Pre-Construction Related
  • Dispute Resolution/Problem Solving
  • Recommendations for negotiating and providing solutions to complex construction matters.
  • Exceptional real estate, development and project delivery related finance acumen, and ability to model, review, report and perform analysis.
  • Experience and comfort with 3rd Party at risk Developers and Landlords on a variety of Build-To-Suit Transaction structures and delivery models.
  • Representing the Client leading external resources having differing diverging interests (3rd party developer, landlord, city officials, planning and building departments, contractors, etc.) through the development and construction processes.
  • Professional level driving development process on behalf of Client (as Agent for the Client).
  • Managing ambiguity and the challenges that arise during the pre-development and development phase.
  • Proficient communicating with all stakeholder levels of the Client and reporting up to C suite.
  • Ability to adjust communication cadence and style to align with Client Leadership team (written and verbal).
  • Planning and Organizing \xe2\x80\x93 Establish course of action to accomplish goals, evaluates results, develops schedules, and can orchestrate multiple activities at once by effectively utilizing resources.
  • Comfortable, skilled and capable of reporting and presenting status and mitigations to scope, schedule, budget, risks, etc., to all levels of the client organization including C-Suite

Education And Years of Experience:
  • MBA desired and preferred.
  • Minimum of a Professional Degree in relevant industry, e.g. Finance, Architecture/Civil Engineering, Construction, etc.
  • 15+ years preferred with a minimum of 10 years provable relevant experience
