Reporting to the Operations Supervisor, the Senior Building Operator will be responsible for overseeing operational activities across our portfolio of properties, including office, retail, industrial, and mixed use. The role will be a hands-on member of the team ensuring that the properties are maintained to the highest standards and are a positive representation of the Company.

Key Responsibilities
Solid understanding of DDC systems and able to make adjustments accordingly.
Able to conduct thorough inspections of building equipment and systems such as major mechanical, plumbing and electrical systems.
Monitoring, reviewing, and working with contractors to ensure optimal operations of building systems, equipment and components and recommend upgrades and adjustments, including HVAC, Boilers, Chillers and Cooling Towers, BAS and DDC oversight.
Perform standardized inspection for all properties related to operations and maintenance, while ensuring properties consistently have the highest standards.
Communicate with commercial tenants on daily basis.
Ability to follow Standard Operating Procedures.
Source vendors and obtain quotes for repairs and capital projects in accordance with budget guidelines.
Schedule and monitor annual contracts for property landscaping, snow removal, exterior cleaning, and parking lot maintenance for all property assets.
Maintain property assets to exceed industry standards, enhancing property value and curb appeal for tenants and customers.
Collaborate with the team to review existing trade work, contracts, and oversight for cost savings and quality improvement.
Perform related duties as required or assigned.

Perform routine general repairs and maintenance as required.
Plan and execute quarterly and annual site maintenance for properties.
Perform Industrial cleaning (power washing, exterior washing) projects when required.
Utilize internal resources for projects to maximize revenue opportunities.
Respond and carry out tenant repair calls in a timely manner.
Identify and plan for necessary building improvements.
Coordinate with vendors to execute deliverables on specific projects.
Create and update maintenance and project schedules.
Skills and Requirements:
Must have minimum 5 years of relevant or related work experience - building operations and/or mechanical equipment.
Must be self-directed and team-oriented, with proficient organizational and problem-solving skills. Ability to collaborate with teams from different departments.
Must possess excellent communication and interpersonal skills.
Must have the ability to gather information, accurately assess issues, seek support and take direction as necessary.
Must have the ability to work in a fast-paced environment and quickly develop working relationships with a broad range of individuals, both internally and externally.
Must have basic computer skills (MS Office, Outlook) and able to use Apple iPad technology.
Must possess a valid driver's license.
Must pass a Criminal Record Check.
Must be available for Emergency calls outside of business hours.
