The Sales Manager oversees the sales operations for new residential construction homes, renovations and modular homes. This role is responsible for leading a team of sales associates, managing the customer experience, meeting sales targets, collaborating with marketing and construction teams, and ensuring that the sales process aligns with company goals and brand standards.
Key Responsibilities
Pipeline & CRM Management
Achieve sales targets through relationship building with potential home buyers.
Monitor lead response times and enforce follow-up standards.
Secure qualified referrals and cultivate lead pipelines.
Conduct regular CRM audits to ensure accuracy, data integrity, and pipeline health.
Ensure all prospects are fully engaged through to outcome (sale, lost, or deferred).
Prospect and develop broker relationships to expand customer base.
Performance Oversight
Prepare and evaluate sales targets and projections.
Generate and analyze weekly sales performance reports.
Deliver weekly sales performance reports by division.
Identify trends, highlight performance gaps, and recommend process improvements.
Support onboarding and training of new sales team members.
Mentor Sales & Closing Coordinators across divisions as required.
Identify and implement process improvements to streamline operations.
Collect and analyze market and competitor feedback for strategic planning.
Approve final sales commission invoicing (purchase price & lot premiums).
Realtor & Community Engagement
Build and maintain strong broker/realtor relationships.
Oversee realtor incentive programs to drive engagement and sales.
Provide leadership and support at VIP events, launches, and community initiatives.
Team Development
Train and supervise Sales Associates, setting performance expectations.
Facilitate ongoing workshops and one-on-one development sessions.
Monitor team morale and foster career development pathways.
Customer Pipeline Protection
Re-engage at-risk buyers during slower market periods.
Ensure high-interest leads remain active and nurtured.
Safeguard against lost opportunities through consistent follow-up strategies.
Administration
Respond to inquiries and correspondence from lawyers, auditors, TARION, and purchasers.
Manage TARION Vendor/Builder compliance, including annual renewals and new project enrollments.
Maintain regular customer communication via phone and email.
Additional Sales Responsibilities
Participate in marketing and promotional events to represent the brand.
Inspect and coordinate updates to community signage with Marketing & Sales teams.
Perform other duties aligned with the role's scope and objectives.
Key Responsibilities
Bringing over 15 years of strategic sales leadership in high-value, niche markets, including homebuilding, property development, and complex real estate solutions.
Strong history of coaching teams to exceed performance targets.
Demonstrated success in closing complex, high-value negotiations.
Proficient with CRM systems (e.g., Monday), with emphasis on pipeline management and accountability.
Exceptional communication, presentation, and relationship-building skills.
