POSITION OVERVIEW

Residential Site Manager | Full Time | Salaried

Reporting to:

General Manager; & CEO / Owner

Direct Reports:

Henderson Field Crew & Subcontractors

The Residential Site Manager is responsible for overseeing all construction activities on-site, ensuring projects are completed efficiently and in compliance with company policies and procedures. Working closely with the Project Management Team, the Superintendent will manage, coordinate, and schedule all construction operations to ensure timely and successful project completion.

DUTIES & RESPONSIBILITIES



Overall project lead and primary point of contact for all site conditions on residential projects Oversee scheduling, supplier deliveries, logistics, quality control, site related staffing, and coordination of trade work. Ensure coordinated project operations by managing trade work, resolving issues related to procedures, design clarifications, labor, equipment scheduling, and other project matters. Manage the overall site safety program, ensuring subcontractor compliance with Henderson standards and all applicable safety codes and regulations specific to home construction. Supervise and develop Assistant Superintendents, Field Engineers, and/or Interns, as assigned, including providing input on or completing performance reviews. Create and manage project schedules, sequencing of work, and recovery strategies to maintain the timeline. Communicate with owners, architects, engineers to resolve field issues and ensure project alignment. Manage the billing process as it relates to Work In Place (WIP) and overseeing the monthly estimate of work completed, payrolls, material invoices and subcontractor payment applications. Ensure work is installed per contract documents, specifications, and project quality standards. Complete sitework and trade work as required to ensure project success. Coordinate with subcontractors & vendors to ensure work is completed per plans and specification, focusing on craftsmanship and attention to detail for custom homes and smaller developments Mentor junior staff and provide feedback, including performance reviews. Build and maintain relationships with homeowners, subcontractors, inspectors, and stakeholders. Ensure projects are completed on time and within budget by managing labor, material costs, and project resources. Supervise and coordinate subcontractors, ensuring work scopes are met and addressing any deficiencies. Oversee material delivery, storage, and site organization. Track daily progress, staffing, materials, and site conditions in daily logs in Buildertrend; ensure accurate time clock records for all personnel to monitor labor hours and efficiency. Ensure compliance with all project documents, including contract, safety, and quality standards. Manage site inspections and ensure compliance with all required inspections

REQUIREMENTS & QUALIFICATIONS



Min. 3 + years of experience in field construction supervising residential projects. Fluent & comprehensive communication of the English language in verbal & written communication Demonstrated management skills. Willing to train with construction project management software required; preferably Builder Trend & Procore Excellent organizational, time management and problem-solving skills Proven ability to collaborate well with others towards a common goal Quality planning and organization skills Proficient in Microsoft Office including Outlook, Word, Excel, and PowerPoint Positive out going attitude with a desire to learn

SALARY EXPECTATIONS



Base Salary $90K to $130K depending on previous experience. Discretionary yearly bonus. Laptop and all required software provided. Comprehensive extended health benefits after 3 months probationary period. Company phone provided.
