The Property Manager is responsible for the operational, financial, and administrative oversight of their assigned portfolio of properties and projects ("companies"). This role requires strong leadership, accountability, and attention to detail -- ensuring that each site under their supervision operates efficiently, profitably, and in full alignment with company standards of quality, safety, and presentation.

Core Responsibilities
Maintain full operational oversight and accountability for the assigned portfolio, with a strong sense of responsibility and ownership.
Ensure timely and professional communication across all channels; all messages must be acknowledged and addressed promptly.
Once a task or request has been communicated and assigned, it is considered delegated and monitored until completion.
Uphold and enforce the highest standards of quality control within all managed properties and projects.
Lead recruitment, onboarding, supervision, and termination of employees as needed within the assigned team.
Conduct daily staff follow-ups to ensure performance, timelines, and quality standards are met.
Review and approve payroll submissions related to the assigned portfolio.
Oversee all purchasing, purchase orders (POs), and payables, ensuring financial control and compliance with company policy.
Ensure all purchases follow company procedures by creating a PO prior to any expense, and bi-weekly approve payments prepared by Accounts Payable, confirming job completion and alignment with the original PO.
Oversee accounts receivable, ensuring timely collection and accurate reporting for the assigned properties.

Oversee all aspects of leasing, including renewals, negotiations, and tenant relations.
Coordinate and monitor service calls and maintenance requests, ensuring prompt response and tenant satisfaction.
Oversee all construction and renovation projects within the portfolio to ensure budget and schedule compliance.
Address and resolve city-related issues, permits, and inspections for the assigned buildings.
Liaise with the fire department and ensure all safety requirements are met and documented.
Oversee court cases related to tenants or property matters within the portfolio, representing company interests when required.
Implement and maintain preventive maintenance programs for all managed properties.
Organize and document all annual inspections and ensure compliance with regulations.
Conduct vendor and price comparisons to secure best-value purchasing for the portfolio.
Supervise maintenance rooms, ensuring proper organization and inventory.
Oversee parking management and enforce compliance and control systems.
Track and mitigate bad debts through proactive collection and reporting.
Monitor vacancy rates and ensure efficient unit turnover and occupancy optimization.
Review monthly reports to verify accuracy, budget alignment, and operational consistency.
Conduct weekly walkthroughs of the assigned properties to confirm quality, safety, and presentation.
Attend weekly Wiseview meetings, providing portfolio updates, reporting progress, and following up on management directives.
Oversee and respond through official Wiseview communication channels and emails only.
Draft and issue tenant letters, notices, and communications for the assigned buildings.
Handle rent negotiations to ensure fair and profitable agreements.
Review and compare utility bills to identify inefficiencies or discrepancies.
Propose and implement new revenue opportunities (e.g., lockers, parking rentals, or unit conversions).
Ensure common areas are well-maintained, clean, and visually aligned with company standards.
Oversee signage, branding, and building security systems across the assigned properties.
