Each Property Manager is responsible for the full management of a defined territory consisting of 100-120 residential properties, including furnished and unfurnished condos, townhouses, and homes. The Property Manager oversees leasing, maintenance, tenant relations, and owner communication, ensuring the portfolio operates smoothly and aligns with Residential Leasing Group's standards. All new properties are onboarded exclusively by the Broker.
Major Responsibilities
Territory & Property Management
Manage daily operations of all properties within the assigned territory.
Serve as primary contact for tenants, owners, building managers, and related stakeholders.
Coordinate property intake post-Broker approval, including unit viewing, photography, and data collection.
Arrange or verify inventory completion for furnished and unfurnished units.
Submit property details, photos, deficiencies, and updates to the Operations Manager and Maintenance Coordinator.
Maintain accurate property and advertising information on databases and marketing platforms.
Ensure rental pool and financial records are accurate and current.
Implement vacant property checklists and schedules.
Collaborate with Marketing and Advertising Manager for signage and promotional materials.
Generate and monitor work orders for repairs, improvements, and maintenance.
Schedule and coordinate property maintenance, including preventative and emergency work.
Keep tenant and owner insurance information updated and on file.
Conduct scheduled property inspections: 3 months post move-in and every 6 months thereafter.
On-Call Duties
Participate in weekly rotating on-call schedule, covering all emergency calls and showings outside office hours from Friday 5 PM to the following Friday 4:59 PM.
Handle after-hours showings, move-ins, and move-outs (excluding peak lease turnover days).
Monitor and respond promptly to emergencies and urgent tenant or maintenance issues.
Maintain and update the on-call binder and records for weekend coverage.
Relocation Tours
Participate in relocation tours as assigned by the Operations Manager.
Communicate with clients, research available properties, schedule tours, and assist clients with their settling-in process.
Upsell alternative housing options if suitable properties are unavailable.
Submit tour schedules and hours worked to the Operations Manager within 24 hours of tour completion.
Qualifications & Skills
Valid real estate license in Alberta.
Proven experience managing diverse residential portfolios.
Strong customer service, negotiation, and conflict resolution skills.
Excellent organizational and communication skills.
Ability to multitask and prioritize in a fast-paced environment.
Knowledge of Residential Tenancy Act and industry best practices.
Proficiency with property management software and databases.
