The objective of Oxford Properties Group multi-residential property management is to provide a unique, industry-differentiating customer experience, through the relentless pursuit of superior customer satisfaction, innovation in marketing, leasing, staff professionalism, technology utilization, and property operations.

The Resident Manager, Maintenance, as a live-in role, it is important to the successful operation of a residential building and is expected to actively participate in the physical daily activities of the maintenance of the building(s) common elements and surrounding property, both occupied and vacant unit repairs, the implementation and coordination of pro-active repairs and service improvements, energy conservation initiatives. The Assistant Resident Manager, Maintenance must have a service-oriented approach, excellent communication skills, and work flexible hours including month-end and weekly on-call requirements. A positive attitude within a learning environment is essential, and participation in company training and development workshops/seminars will be necessary for continued development.

Customer Service:

  • Professionally and courteously handle all inquiries, feedback, complaints or concerns following established company guidelines. Ensure a high level of resident relations is maintained during contact and proactive attention to resident needs.
  • Maintain an overall focus on enhancing the customer experience.
  • Ensure work is completed following all code and occupational health & safety guidelines.
  • Quality assurance.
  • Foster a strong customer and team service culture amongst all staff.
  • Continually communicates needs or concerns of the property to supervisory staff.
Management and Administration:
  • Complete maintenance repairs on a timely basis to ensure resident satisfaction and safety (within 24 \xe2\x80\x93 48 hours) and to manage the coordination and communication of the repairs utilizing Oxford\xe2\x80\x99s internal protocols.
  • Supervise service providers and contractors and oversee quality of work performed. Be responsible for opening and locking suite doors for maintenance and service personnel when entry by the resident has been duly authorized.
  • Comply with regular fire and life safety standards including monthly testing and annual drills.
  • Oversee work completed by fire and life safety systems contractors to ensure required maintenance and repairs are completed properly.
  • Ensure a thorough knowledge and understanding of emergency procedures including fire, flood and mould remediation for all staff.
  • Maintain all logs and safety checks.
  • Maintain par stock maintenance supplies, and complete regular inventories.
  • Maintain appliance inventory.
  • Be familiar with and adhere to the company\xe2\x80\x99s Health and Safety policy.
  • Wear prescribed Personal Protective Equipment (PPE) when required to do so.
  • Ensure all vendors and contractors comply with the established health and safety policy, and immediately report any infractions, hazardous conditions, or damaged equipment to the Property Manager.
  • Participates in after-hour on-call requirements, including tending to emergency service requests.
  • Participate in special projects from time-to-time as assigned by the supervisor.
Maintenance:
  • Have a basic knowledge and understanding of all maintenance systems (pumps, emergency generators, HVAC, boilers, chillers, swimming pools, sprinklers, etc.) in order to participate in preventative maintenance programs, as required.
  • Have a thorough working knowledge and experience of all manual and power tools in order to complete site property repairs.
  • Complete minor suite renovations or upgrade work including painting and minor plumbing and electrical repairs.
  • Complete general maintenance in parking garages and lots, mechanical rooms, rooftops and other common areas.
  • Complete month-end duties and responsibilities, including suite pre-inspection, suite turn preparedness and monitoring of turnover contractors.
  • Perform limited snow removal duties and complete sand and salt logs.
  • Complete waste and recycling duties on established pick-up days, including the safe operation of equipment hauling machinery and maintain a positive working relationship with City collectors or contracted vendors.
  • Ensure the effective monitoring and control of all building access including cylinder lock and electronic systems.
  • Ensure all mechanical and exit doors are secure and properly functioning at all times. Secure laundry rooms, recreation areas, locker rooms, and other common element areas at prescribed times.
Cleaning:
  • Ensure property grounds are kept clean in accordance with company standards.
  • Perform cleaning duties according to established standards and frequencies when support staff are not on duty.
  • Ensure a complete knowledge and understanding of the safe handling of cleaning materials (WHMIS) and ensure that all contractors and vendors comply with safe handling guidelines.
REQUIREMENTS
  • A passion for excellence in customer service delivery.
  • Ability to resolve resident issues in a timely and professional manner.
  • Appropriate interpersonal skills. Able to speak and write in English.
  • Excellent customer service, organization skills and ability to work in a priority changing environment.
  • A working knowledge and understanding of all building maintenance systems (pumps, emergency generators, HVAC, boilers, chillers, swimming pools, sprinklers, etc.) and experience in related repairs.
  • Ability to lift, push and pull heavy objects, including garbage bins, furniture and appliances.
  • Industry experience an asset.
