Job Summary


We are seeking a live-in Tenant / Caretaker / Overseer / Maintenance person or couple to rent one of the suites in a 7-unit apartment building (non-smoking) in historic downtown Winnipeg. Located 15 minute walk to HSC and Women's Hospital.

This is not a full-time job or free rent situation and is most ideal for a retired/semi-retired person or couple who still wants a little something to do, loves dealing with people and doing light maintenance tasks. (Caretaker suite available October 1, 2025)

Security and Safety are a significant focus of the resident caretaker/overseer. Although this is not so much of a "to do" task, the successful overseer's presence will be known and felt in the property, like a guardian of the property and the residents. "The lights are on and somebody is home!"

There is flexibility in the remuneration/rent-rebate structure such as a base revenue plus hourly work remuneration (or rent rebate) or flat rate options, etc.

Rent before caretaker rebate: $1,240/month PLUS hydro. Includes courtesy internet. All Manitoba tenancy rental rules apply ie. Deposits, reference checks, and income verification, etc.
Rent rebate/remuneration will depend on what tasks are included in your contract. Light janitorial, snow removal and yard care for this tiny property must be included.
The average monthly remuneration/rent rebate has been between $300 - $500 per month, not including special or extra tasks.

Some overseer tasks include:

Duties


1. Ability to print and scan documents on YOUR home computer/device system, Print and deliver paper notices as required. MUST HAVE OWN COMPUTER/TABLET & smartphone, and PRINTER/SCANNER. (Knowledge of Google Docs/sheets or Microsoft Office a definite asset.)
2. Keep the common areas (entry way, laundry room) clean (usually 2 - 4 times per month depending on the season - takes about 20-30 minutes per time)
3. Show suites, complete paperwork for move-in, and move-out inspections and walk-throughs with tenants.
4. Seasonal yard maintenance: Snow shoveling/lawn mowing, etc.
5. Reset internet modem for building if required. (usually only if there is a power outage)
6. Do hydro, gas and water meter readings and email to owner
7. Semi-annual inspection of all suites - checklist, photos of deficiencies, sign-off by tenant
8. Notify landlord/maintenance person if something needs attending to.
9. Run errands on a very rare occasion ie. pick up supplies for buildings
10. Make sure doors are securely locked in evenings and make sure unauthorized persons are not on the property.
11. Identify and put on notice other tenants are violating the property rules of conduct, etc.
12. Keep incident and maintenance logs.
13. Do minor repairs and maintenance tasks
14. Depending on your abilities, carpentry/plumbing/electrical work may be available for you to do for additional pay.

15. Clean suites between tenants if required (if it is a major clean there would be extra pay)

Useful Assets:

Knowledge of the Manitoba Residential Tenancy Rules an asset Knowledge of Google Docs/sheets or Microsoft Office a definite asset Ability to perform physical tasks, lifting, etc. Strong interpersonal skills with the ability to maintain order and respect of others. Ability to work effectively as part of a team while also being self-motivated. Flexibility in your schedule to show suites, meet contractors, etc. Plumbing, electrical, construction abilities a huge asset.
