About the Role

Reporting directly to the Facilities Coordinator, the incumbent is responsible for performing basic maintenance and cleaning tasks as assigned on a day-to-day basis in the Residence Complex. The incumbent will perform a range of skilled functions, both on her/his own and with others. Responding primarily to student work orders, the incumbent will perform minor repairs and maintenance that does not require a tradesman designation in student suites, common areas, office and non-student areas, building exteriors, and residence complex ground areas. The incumbent will perform scheduled preventative and maintenance and may be asked to provide support in the event of an emergency or major project. The incumbent is responsible for positive interaction with students and guests and shall work efficiently and collaboratively with the balance of the Residence Services team to support the needs of the residence population. The incumbent may be asked to work during holidays and busy dates outside of normally scheduled hours to accommodate major residence activities such as move-in, check-out and peak conference season periods.

Responsibilities

(60%): Repair and Maintenance

  • With direction and supervision from the Facilities Coordinator, complete interior building repairs and maintenance tasks including substantial painting, drywall repairs, carpet and tile repairs and replacement, door hardware, key cutting, and lock adjustments, minor appliance repairs that do not require a trades designation, furniture and fixture repairs, carpentry work, and plumbing repairs that do not require a trades designation.
  • With direction and supervision from the Facilities Coordinator, complete exterior building repairs and maintenance tasks including painting (touch ups), window screen repair and replacement, window washing, eaves trough cleaning and repair, minor carpentry work, and minor electrical repairs that do not require a trades designation.
  • Take on additional, elevated levels of responsibility in the absence of the Facilities Coordinator. In this situation, the incumbent will deal directly with Facilities Management and/or Building Operations and/or external contractors and may be required to make operational decisions on behalf of Residence Services.
(10%): Summer Staff Support
  • Supports summer maintenance staff on their day-to-day job responsibilities. When needed, may fill in for the Facilities Coordinator to assess and prioritize summer maintenance related issues/tasks and delegate accordingly to the Summer Maintenance Assistants (SMA\'s) as required (in consultation with Manager or Director).
  • Follows up as necessary to ensure that the work done by the SMA\'s is completed correctly and in a timely fashion.
(15%): Installation and Assembly
  • With direction and supervision of the Facilities Coordinator, install items that do not require a trades designation such as ceiling tiles, blinds, shelves, door hardware, light bulbs, floor tiles, furnace filters etc. As required, assemble furniture, fixtures and equipment that does not require a trades designation.
  • Lifting and moving as required (appliances, furniture, small equipment, etc.). This work is seasonal and is more demanding during student move-in preparations and check-out activities.
(10%): Routine Service, Preventative Maintenance & Shop Organization
  • Assisting the Facilities Coordinator, complete walk-around inspections of the Residence Complex and note damage, vandalism, repairs and seasonal needs. Complete reports, logs and recommendations and submit to the Facilities Coordinator for review and approval.
  • Clean and organize work areas on a daily basis. Account for tools and supplies and make recommendations on a timely basis to the Facilities Coordinator for re-stocking and/or replacement and/or upgrading.
  • Clean and organize areas where work has been completed by contractors. Assist in the cleaning related to emergencies or special circumstances when requested.
(5%): Assisting Tradesman
  • As necessary, the incumbent may be asked to assist tradesperson in troubleshooting, installing, repairing, testing, measuring or handling hoists, ladders, etc. Close supervision is provided in these instances. The intention of this duty is to maximize the efficiency of tradesperson activities and keep related costs to a minimum.

Qualifications

  • High School Diploma plus additional course work
  • 18-24 months related experience
  • Experience working with hand tools on mechanical, carpentry, construction, maintenance or other similar jobs
  • Dedication to safe working environment and practices
  • Valid driver\'s license required
  • Ability to communicate professionally and positively
  • Able to do continuous manual labour
  • Basic computer skills
