Key Responsibilities
Market Research & Analysis
Conduct comparative market analyses for target acquisition cities
Track multifamily/industrial cap rates across major Canadian markets
Prepare quarterly reports on demographic and economic trends
Financial Modeling
Build discounted cash flow models for potential acquisitions
Analyze rent rolls and operating statements
Assess value-add opportunities through renovation projections
Investment Support
Create investor presentation materials
Maintain database of comparable sales and market comps
Assist with due diligence during acquisitions
Technical Requirements
Core Qualifications
2+ years real estate analysis experience
Advanced Excel skills (VLOOKUPs, pivot tables, macros)
Familiarity with Argus Enterprise or similar valuation software
Understanding of Canadian real estate financing structures
Preferred Skills
CFA or MBA candidates
Bilingual (English/French)
Experience with Power BI/Tableau
