Responsibilities:
  • Manage condominium projects from start to finish.
  • Work closely with the multifamily project managers and external legal counsel to ensure the disclosure preparation and title-related duties are in order.
  • Coordinate with internal departments and external counsel in the set-up, administration, and conveyance of condominium projects, including the initial set up of the Condominium Corporation and preparation of Disclosure Packages.
  • Review and management of agreements including, Professional Services Agreements and Property Management Agreements.
  • Coordinate the consents and registrations required for Phased Condominium Developments
  • Arrange Cost Consultant Reports and related Holdback Releases
  • Occasionally assist with the preparation of conveyancing documents.
  • Engage in regular meetings to improve or set up processes for the Legal team and the whole of shared Services.
  • Respond to a high volume of emails, and interdepartmental requests, work closely with the accounting and accounts payable team, maintain legal processes and procedures, research, and cross-train as required.
  • Other duties as required or directed.
Qualifications:
  • You have 5+ years in condominium real estate in Alberta (additional experience in other provinces is valued).
  • Post-secondary education such as a diploma in paralegal studies, legal assistant/ or equivalent experience.
  • Additional education or experience in Real Estate, construction or business will be an advantage.
  • Experience in interpreting legislation such as the Condominium Property Act and Business Corporations Act. Understanding of the Alberta Land Titles Office processes, documents, and registration.
  • Positive attitude and strong customer service skills.
  • Excellent communication skills, and interpersonal skills
  • Advanced understanding of Microsoft Office products and ability to learn new software and updates quickly with ease.
  • Detail oriented and comfortable with data analysis.
  • Problem-solving skills, able to identify potential problems and risks, and keen to find solutions.
  • Desire for continuing education and personal development and are prepared to mentor and educate your colleagues.
