Role Overview:



The Property Marketing Manager leads the day-to-day marketing program for Realstar's national residential portfolio, bridging corporate strategy and field execution. This role ensures brand consistency, drives property-level marketing performance, and supports occupancy objectives through standardized processes, campaigns, and data-driven insights. Acting as the operational and strategic hub between corporate and field teams, the Property Marketing Manager optimizes advertising, collateral, and promotional initiatives to maximize results across the portfolio.

This role will be based out of the Head Office location at 77 Bloor Street West.

Key Responsibilities

1. Team Leadership & Collaboration

Supervise, coach, and develop field marketing specialists to ensure consistent execution, brand alignment, and adoption of best practices across all regions. Partner with operations, regional managers, and site teams to identify property marketing needs, develop tailored solutions, and share best practices.

2. Property Marketing Operations

Lead property-level marketing activities in collaboration with field marketing specialists, optimizing listings, digital exposure, promotional campaigns, and collateral to support occupancy goals. Develop and manage the annual property marketing calendar, coordinating seasonal initiatives, promotional incentives, and occupancy campaigns. Oversee the execution of leasing and promotional campaigns, analyze campaign performance (lead-to-lease conversion and ROI), and recommend improvements.

3. Digital Platforms & Performance Analytics

Oversee the ongoing management of RentCafe as a core marketing and leasing platform, including content strategy, performance reporting, and vendor collaboration. Provide QA oversight and guidance to coordinators and site teams for RentCafe updates, ensuring consistent execution and continuous improvement. Lead implementation of website marketing initiatives (SEO updates, UX enhancements, conversion optimization) to strengthen visibility and lead generation. Implement and optimize marketing systems, automation tools, and analytics platforms to improve efficiency and reporting accuracy. Collaborate with internal teams and external partners to track and analyze website and campaign metrics, identify underperforming assets, and implement data-driven improvements. Prepare regular reporting on advertising performance, campaign outcomes, and occupancy trends, providing insights and recommendations to senior leadership.

4. Strategic Planning & Brand Alignment

Contribute to strategic planning, budget forecasting, and vendor management to optimize marketing spend and performance outcomes. Ensure all property marketing materials align with Realstar's brand identity and corporate standards. Partner with the broader marketing team to maintain consistency across all digital and print materials. Support rollout of new marketing technology platforms and tools to enhance brand presence and operational efficiency.

Skills and Experience:



5-7 years experience in marketing or communications Experience in multi-unit residential, B2B, or B2C environments strongly preferred. Demonstrated leadership, project management, and team development skills, with a proven ability to manage cross-functional teams and large-scale marketing programs. Proficiency in digital marketing, analytics platforms, and CRM/advertising systems (e.g., Google Ads, Meta, Yardi RentCafe). Strong analytical mindset with experience developing insights from performance data and reporting metrics. Excellent written and verbal communication skills, with the ability to influence and collaborate across departments. Post-secondary degree or diploma in Marketing, Communications, or Business, or equivalent experience.
