Residential Property Manager

About the Role



The Property Manager will oversee the day-to-day operations of a residential property portfolio, ensuring optimal financial performance, tenant satisfaction, and operational excellence. This is a hands-on leadership role responsible for managing site staff, maintaining client relationships, and ensuring properties meet Devon's high standards for performance and appearance.

You'll play a key role in executing Devon's management strategies, leading your team with professionalism, driving financial results, and maintaining properties that residents are proud to call home.

Key Responsibilities



Manage the financial performance of each property, including revenues, expenses, accounts receivable, and monthly reporting. Prepare and oversee annual budgets, analyzing variances and implementing corrective action plans. Conduct regular property inspections to ensure assets meet operational, safety, and appearance standards. Oversee rent collection, leasing activity, vacancy rates, and rental incentives to achieve key performance targets. Respond promptly and professionally to tenant concerns, ensuring compliance with the BC Residential Tenancy Act. Lead, coach, and support building staff, fostering accountability, communication, and teamwork. Collaborate with Asset Managers, clients, and contractors on capital projects and maintenance planning. Analyze market data and trends to inform rental pricing, marketing strategies, and occupancy goals. Ensure timely, accurate management reporting, including financials, inspections, and variance summaries. Serve as on-call Property Manager for after-hours emergencies approximately 6-8 weekends per year.

What You Bring



Active Rental Property Management License (required). 3-5 years' experience as a licensed Property Manager, ideally in residential or building management. Strong financial acumen with experience in budgeting, reporting, and performance analysis. Solid understanding of property operations, maintenance coordination, and lease administration. Knowledge of the Residential Tenancy Act and related regulations. Proficiency in Microsoft Office and property management software (e.g., Real Page, Property Vista, Yardi). Exceptional communication, leadership, and problem-solving skills. A proactive, self-starter mindset with the ability to work independently and manage competing priorities. Flexibility to occasionally work outside of standard business hours. Valid driver's license and access to a reliable vehicle.
