What This Role Is All About



The Property Manager at The Cascades plays a key leadership role in creating an exceptional living experience for every Resident in this 580-unit, high-end rental community developed by Chard.

Leading a team of approximately 12, this role ensures that every aspect of daily operations - from maintenance to leasing to community engagement - reflects Chard's commitment to quality, service, and care. You'll guide your team to deliver consistently high standards of hospitality and professionalism within a beautifully designed, amenity-rich environment featuring premium homes, curated common spaces, and vibrant retail areas.

What You'll Be Doing



As Property Manager, you'll set the tone for a Resident-first culture - ensuring The Cascades operates with warmth, efficiency, and professionalism. You'll lead by example, motivating your team to anticipate needs, resolve issues quickly, and deliver thoughtful, consistent service.

Oversee all aspects Resident satisfaction and operational performance of the 580-unit The Cascades community Leadership and development of a 12-person team across Maintenance, Concierge and Resident Services, fostering a culture of collaboration, accountability, and care Achievement of financial and operational goals, including budget management, occupancy, and revenue optimization Ensure exceptional Resident service delivery, resolving inquiries and concerns with empathy, timeliness, and professionalism Build and maintain a connected, engaged community through regular communication, thoughtful events, and personalized touches that enhance daily living Prepare and deliver accurate monthly financial and operational reports, identifying opportunities to improve efficiency and service quality Maintain a safe, well-kept, and welcoming environment, ensuring compliance with all regulatory, health, and safety standards In connection with Head Office teams, support or oversee building presentation, preventative maintenance, and capital planning with a focus on quality and reliability Manage vendor relationships and service contracts, ensuring consistent performance and value aligned with Chard's standards Collaborate closely with internal teams, including Development, Marketing, People & Culture and Finance to ensure alignment with company objectives and a seamless resident experience

What You'll Bring



5-7 years of progressive experience in residential property management, ideally within a large-scale or amenity-rich rental community Experience with new building openings is a strong asset A proven track record of delivering exceptional resident experiences through attentive service, proactive communication, and consistent follow-up Demonstrated ability to lead, develop, and inspire on-site teams to provide caring, solution-oriented service every day Strong skills in budget management, financial reporting, and operational planning, with a focus on ensuring resources support quality and service goals Experience managing leasing performance, resident retention, and community programming to foster engagement and long-term satisfaction Proficiency with Yardi or similar property management software, ensuring smooth and accurate operations Experience working with retail or commercial components in a residential setting (an asset) A valid BC Property Management License (required) A genuine passion for creating places people are proud to call home--and for delivering service that reflects Chard's commitment to Uncommon Care

Pay: $110,000.00-$125,000.00 per year
