Location: 300 \xe2\x80\x93 1010 Sherbrooke Street West, Montreal, Quebec, H3A 2R7 Choice Properties Real Estate Investment Trust is an owner, manager and developer of well-located retail and commercial real estate across Canada. Choice Properties\xe2\x80\x99 portfolio spans approximately 65 million square feet of gross leasable area and consists of over 700 properties primarily focused on supermarket-anchored shopping centers and stand-alone supermarkets. This position is responsible for overall management and administration of a portfolio of open site retail properties in the province of Quebec. This role will be working out of our Montreal Office. The portfolio will consist of both directly owned properties as well as third party management properties. Responsibilities:

  • Oversee day to day property operations and ensuring each retail property is managed in accordance with the approved business plans and within operating/capital budgets.
  • Responsible for managing revenue and expenses including time sensitive monthly financial statements, variance reporting, Income Statement review, and preparation of annual operating and capital budgets.
  • Collect Rents and ensure accuracy of tenant billings and year-end reconciliations.
  • Coordination and supervision of property maintenance and repairs, tenant work orders and negotiation of service contracts and coding and approval of payables invoices.
  • Conduct regular property inspections to ensure that the standards set by the owner are met or exceeded.
  • Develop excellent professional relationships with tenants to ensure customer service approach is adopted at each site.
  • Perform all administrative functions relating to property management including managing contractual requirements of tenant leases.
  • Oversee new tenant move-ins, move-outs, and related activities.
  • Communicate with tenants on property matters
  • Liaise with Leasing Representatives to ensure budgeted leasing projections are achieved and assist in preparation of annual leasing budgets and projections.
  • Represent the owner in all client relations by providing excellent customer service and displaying behavior that is confident, resourceful and tenacious.
  • Motivate, empower and coach/counsel staff in the performance of their work.
  • Adhere to all established operational procedures, audit them quarterly and revise as required.
  • Adapt to changes within the portfolio due to property redevelopment/development activities, newly purchased properties or other reasons.
  • Travel to properties throughout Quebec, predominantly from Hull to Quebec City.
Qualifications:
  • To qualify for this role, you will have a minimum of 5 year\xe2\x80\x99s experience as a Property Manager, as well as formal education within commercial real estate industry or a University degree.
  • A property designation such as an RPA, FMA or CPM will be considered an asset.
  • Strong understanding of building operations and excellent understanding of budgeting and financial planning.
  • Must possess a valid drivers license and be able to travel within the province of Quebec.
  • Strong understanding of Real Estate Accounting and ability to interpret financial data. -Experience with JDE software an asset.
  • Proven ability to achieve goals using a strategic approach; proven innovation with a willingness to manage and adapt to change.
  • Professional demeanor, comfortable working in a high pressured environment.
  • Excellent customer service skills with ability to partner with clients to meet client needs.
  • Excellent time management/organizational skills to simultaneously handle and prioritize multiple projects
  • Proven planning/organizational skills; able to cope with changing client needs & deliver successful results within agreed time-frames.
  • Excellent communication skills (verbal and written); able to communicate effectively across all organizational levels.
  • Detail oriented; ability to work under pressure and deliver timely and accurate results.
  • Self motivated, self starter, professional and flexible; able to work both independently and as part of a team.
  • Demonstrated ability to resolve problems using facts and sound reasoning.
  • Proficient computer skills including, MS Office Suite, Outlook, Excel.
  • Perfectly bilingual in French and English, both orally and in writing.

Responsabilit\xc3\xa9s :
  • Superviser les op\xc3\xa9rations immobili\xc3\xa8res quotidiennes et s\xe2\x80\x99assurer que la gestion immobili\xc3\xa8re se fait en conformit\xc3\xa9 avec les plans d\xe2\x80\x99affaires approuv\xc3\xa9s et respecte les budgets d\xe2\x80\x99exploitation et d\xe2\x80\x99investissement.
  • G\xc3\xa9rer les revenus et les d\xc3\xa9penses, dont des documents urgents comme des \xc3\xa9tats financiers et des rapports sur les \xc3\xa9carts, la r\xc3\xa9vision des \xc3\xa9tats des r\xc3\xa9sultats et la pr\xc3\xa9paration des budgets d\xe2\x80\x99exploitation et d\xe2\x80\x99investissement.
  • Recouvrir les loyers et assurer la pr\xc3\xa9cision de la facturation aux locataires et des rapprochements de fin d\xe2\x80\x99ann\xc3\xa9e.
  • Coordonner et superviser l\xe2\x80\x99entretien et les r\xc3\xa9parations des propri\xc3\xa9t\xc3\xa9s, les demandes des locataires et la gestion des contrats de service et le codage et l\xe2\x80\x99approbation de factures payables.
  • Mener des inspections r\xc3\xa9guli\xc3\xa8res dans les propri\xc3\xa9t\xc3\xa9s pour s\xe2\x80\x99assurer de respecter les normes fix\xc3\xa9es par le propri\xc3\xa9taire.
  • D\xc3\xa9velopper d\xe2\x80\x99excellentes relations professionnelles avec les locataires, de mani\xc3\xa8re \xc3\xa0 assurer l\xe2\x80\x99adoption d\xe2\x80\x99un service \xc3\xa0 la client\xc3\xa8le dans toutes les propri\xc3\xa9t\xc3\xa9s.
  • Exercer toutes les fonctions administratives reli\xc3\xa9es \xc3\xa0 la gestion immobili\xc3\xa8re, y compris la gestion des exigences contractuelles des loyers.
  • Superviser l\xe2\x80\x99emm\xc3\xa9nagement des nouveaux locataires, les d\xc3\xa9m\xc3\xa9nagements et les t\xc3\xa2ches connexes.
  • Communiquer avec les locataires \xc3\xa0 propos des questions portant sur la propri\xc3\xa9t\xc3\xa9
  • Assurer la liaison avec des repr\xc3\xa9sentants des entreprises de location pour s\xe2\x80\x99assurer de respecter les budgets et aider \xc3\xa0 la pr\xc3\xa9paration des budgets annuels pr\xc3\xa9vus \xc3\xa0 cet effet.
  • Repr\xc3\xa9senter le propri\xc3\xa9taire pour tout ce qui a trait aux relations avec la client\xc3\xa8le et se montrer fiable, d\xc3\xa9brouillard et tenace.
  • Motiver et conseiller les employ\xc3\xa9s pour les aider \xc3\xa0 se perfectionner.
  • Respecter les proc\xc3\xa9dures op\xc3\xa9rationnelles en place, mener des v\xc3\xa9rifications trimestrielles et les modifier au besoin.
  • S\xe2\x80\x99adapter aux changements apport\xc3\xa9s au portefeuille qui s\xe2\x80\x99expliquent par le r\xc3\xa9am\xc3\xa9nagement ou le d\xc3\xa9veloppement de propri\xc3\xa9t\xc3\xa9s, l\xe2\x80\x99acquisition de propri\xc3\xa9t\xc3\xa9s ou d\xe2\x80\x99autres raisons.
  • Se d\xc3\xa9placer dans les propri\xc3\xa9t\xc3\xa9s du Qu\xc3\xa9bec, principalement de Hull \xc3\xa0 Qu\xc3\xa9bec.
Qualifications :
  • Pour vous qualifier pour ce poste, vous devez avoir un minimum de 5 ann\xc3\xa9es d\xe2\x80\x99exp\xc3\xa9rience comme gestionnaire des lieux, ainsi qu\xe2\x80\x99une formation ou un baccalaur\xc3\xa9at en immobilier commercial.
  • D\xc3\xa9tenteur d\xe2\x80\x99un titre reli\xc3\xa9 \xc3\xa0 l\xe2\x80\x99immobilier, comme ABI, CGF ou GPC, un atout.
  • Grande compr\xc3\xa9hension de l\xe2\x80\x99exploitation de b\xc3\xa2timent, de l\xe2\x80\x99\xc3\xa9tablissement de budget et de la planification financi\xc3\xa8re.
  • Permis de conduire valide et capacit\xc3\xa9 de se d\xc3\xa9placer dans la province de Qu\xc3\xa9bec.
  • Grande compr\xc3\xa9hension de la comptabilit\xc3\xa9 immobili\xc3\xa8re; capacit\xc3\xa9 d\xe2\x80\x99interpr\xc3\xa9ter des donn\xc3\xa9es financi\xc3\xa8res. Connaissance du syst\xc3\xa8me JDE, un atout.
  • Aptitude \xc3\xa9prouv\xc3\xa9e \xc3\xa0 atteindre des buts en adoptant une approche strat\xc3\xa9gique; sens de l\xe2\x80\x99initiative et volont\xc3\xa9 \xc3\xa0 g\xc3\xa9rer la mise en place d\xe2\x80\x99un changement ou \xc3\xa0 s\xe2\x80\x99adapter au changement.
  • Attitude professionnelle et aptitude \xc3\xa0 travailler sous pression.
