United Gulf Developments is seeking a highly organized and experienced
Property Manager
to oversee the operations of a growing portfolio of
residential and commercial properties
.
This is a leadership position that requires strong coordination skills, deep knowledge of
Nova Scotia's Residential Tenancies Act
, and the ability to
manage and support building managers
to ensure optimal tenant satisfaction and building performance.
The ideal candidate is a confident decision-maker with strong organizational skills and a proactive approach to property operations, compliance, and team oversight. A solid understanding of building systems, including mechanical and electrical is a strong asset.
Key Responsibilities
Manage, support, and hold accountable
a team of on-site building managers responsible for day-to-day property operations
Ensure building managers are
responding to tenant concerns
, managing units, and maintaining properties in a professional and timely manner
Provide leadership and guidance to ensure consistency in service delivery across all properties
Coordinate with the
Maintenance Manager
to schedule and prioritize maintenance and repair work across multiple properties
Conduct regular
property inspections
to ensure maintenance standards, safety, and overall upkeep are met
Monitor and ensure compliance with the
Residential Tenancies Act of Nova Scotia
, including participation in tenancy hearings as needed
Oversee leasing activity including
review and approval of rental applications and lease agreements
Manage tenant relations, including escalated concerns or complex issues
Maintain accurate records of rental income, expenses, maintenance work, and unit status
Qualifications
3+ years of experience in residential or mixed-use property management
Proven leadership and coordination skills
, with experience overseeing multiple sites or teams
Strong understanding of the
Residential Tenancies Act (Nova Scotia)
and experience attending or preparing for tenancy board hearings
Excellent
organizational, multitasking, and communication skills
High level of
accountability
and ability to manage and guide others toward operational goals
Proficiency in
Yardi
property management software
Familiarity with
mechanical and electrical building systems
is an asset
Ability to interpret and enforce lease agreements and tenancy policies
Strong customer service orientation and conflict resolution skills
Valid driver's license and access to reliable transportation
