Property Manager - Quebec (18-Month Contract)




This position is responsible for overall management and administration of a portfolio of open site retail properties in the province of Quebec. This role will be working out of our Montreal Office. The portfolio will consist of both directly owned properties as well as third party management properties.

Responsibilities:



Oversee day to day property operations and ensuring each retail property is managed in accordance with the approved business plans and within operating/capital budgets. Responsible for managing revenue and expenses including time sensitive monthly financial statements, variance reporting, Income Statement review, and preparation of annual operating and capital budgets. Collect Rents and ensure accuracy of tenant billings and year-end reconciliations. Coordination and supervision of property maintenance and repairs, tenant work orders and negotiation of service contracts and coding and approval of payables invoices. Conduct regular property inspections to ensure that the standards set by the owner are met or exceeded. Develop excellent professional relationships with tenants to ensure customer service approach is adopted at each site. Perform all administrative functions relating to property management including managing contractual requirements of tenant leases. Oversee new tenant move-ins, move-outs, and related activities. Communicate with tenants on property matters Liaise with Leasing Representatives to ensure budgeted leasing projections are achieved and assist in preparation of annual leasing budgets and projections. Represent the owner in all client relations by providing excellent customer service and displaying behavior that is confident, resourceful and tenacious. Motivate, empower and coach/counsel staff in the performance of their work. Adhere to all established operational procedures, audit them quarterly and revise as required. Adapt to changes within the portfolio due to property redevelopment/development activities, newly purchased properties or other reasons. Travel to properties throughout Quebec, predominantly in the Greater Montreal area.

Qualifications:



To qualify for this role, you will have a minimum of 5 year's experience as a Property Manager, as well as formal education within commercial real estate industry or a University degree. A property designation such as an RPA, FMA or CPM will be considered an asset. Strong understanding of building operations and excellent understanding of budgeting and financial planning. Must possess a valid drivers license and be able to travel within the province of Quebec. Strong understanding of Real Estate Accounting and ability to interpret financial data. -Experience with JDE software an asset. Proven ability to achieve goals using a strategic approach; proven innovation with a willingness to manage and adapt to change. Professional demeanor, comfortable working in a high pressured environment. Excellent customer service skills with ability to partner with clients to meet client needs. Excellent time management/organizational skills to simultaneously handle and prioritize multiple projects Proven planning/organizational skills; able to cope with changing client needs & deliver successful results within agreed time-frames. Excellent communication skills (verbal and written); able to communicate effectively across all organizational levels. Detail oriented; ability to work under pressure and deliver timely and accurate results. Self motivated, self starter, professional and flexible; able to work both independently and as part of a team. Demonstrated ability to resolve problems using facts and sound reasoning. Proficient computer skills including, MS Office Suite, Outlook, Excel. Perfectly bilingual in French and English, both orally and in writing.

Le titulaire de ce poste est responsable de la gestion et de l'administration globales d'un portefeuille de proprietes de commerce de detail des megacentres commerciaux situes dans la province de Quebec. Ce nouveau poste sera base a notre bureau de Montreal. Le portefeuille est compose de proprietes qui appartiennent directement a la societe et de proprietes gerees par un tiers.

Responsabilites :



Superviser les operations immobilieres quotidiennes et s'assurer que la gestion immobiliere se fait en conformite avec les plans d'affaires approuves et respecte les budgets d'exploitation et d'investissement. Gerer les revenus et les depenses, dont des documents urgents comme des etats financiers et des rapports sur les ecarts, la revision des etats des resultats et la preparation des budgets d'exploitation et d'investissement. Recouvrir les loyers et assurer la precision de la facturation aux locataires et des rapprochements de fin d'annee. Coordonner et superviser l'entretien et les reparations des proprietes, les demandes des locataires et la gestion des contrats de service et le codage et l'approbation de factures payables. Mener des inspections regulieres dans les proprietes pour s'assurer de respecter les normes fixees par le proprietaire. Developper d'excellentes relations professionnelles avec les locataires, de maniere a assurer l'adoption d'un service a la clientele dans toutes les proprietes. Exercer toutes les fonctions administratives reliees a la gestion immobiliere, y compris la gestion des exigences contractuelles des loyers. Superviser l'emmenagement des nouveaux locataires, les demenagements et les taches connexes. Communiquer avec les locataires a propos des questions portant sur la propriete Assurer la liaison avec des representants des entreprises de location pour s'assurer de respecter les budgets et aider a la preparation des budgets annuels prevus a cet effet. Representer le proprietaire pour tout ce qui a trait aux relations avec la clientele et se montrer fiable, debrouillard et tenace. Motiver et conseiller les employes pour les aider a se perfectionner. Respecter les procedures operationnelles en place, mener des verifications trimestrielles et les modifier au besoin. S'adapter aux changements apportes au portefeuille qui s'expliquent par le reamenagement ou le developpement de proprietes, l'acquisition de proprietes ou d'autres raisons. Se deplacer dans les proprietes du Quebec, principalement dans la grande region de Montreal.

Qualifications :



Pour vous qualifier pour ce poste, vous devez avoir un minimum de 5 annees d'experience comme gestionnaire des lieux, ainsi qu'une formation ou un baccalaureat en immobilier commercial. Detenteur d'un titre relie a l'immobilier, comme ABI, CGF ou GPC, un atout. Grande comprehension de l'exploitation de batiment, de l'etablissement de budget et de la planification financiere. Permis de conduire valide et capacite de se deplacer dans la province de Quebec. Grande comprehension de la comptabilite immobiliere; capacite d'interpreter des donnees financieres. Connaissance du systeme JDE, un atout. Aptitude eprouvee a atteindre des buts en adoptant une approche strategique; sens de l'initiative et volonte a gerer la mise en place d'un changement ou a s'adapter au changement. Attitude professionnelle et aptitude a travailler sous pression. Excellentes habiletes en service a la clientele et reel desir de repondre aux besoins du client. Excellentes aptitudes en matiere de gestion du temps et d'organisation pour s'occuper de multiples projets a la fois par ordre de priorite. Aptitudes de planification et d'organisation eprouvees; capacite a s'adapter en fonction des besoins changeants du client et a donner de bons resultats dans les delais impartis. Excellentes aptitudes en communication (orale et ecrite); capacite a communiquer efficacement avec le personnel a tous les niveaux hierarchiques.
