AHANS is also the Community Entity for the Government of Canada's Reaching Home program. Through this program, AHANS is a leader in the community working to find and implement impactful solutions aimed at reducing homelessness in our province. As a community led program, AHANS works with volunteer advisory boards to identify and fund solutions to reduce chronic homelessness. AHANS administers both the Designated Community Stream for Halifax Regional Municipality (HRM) as well as a Rural & Remote Stream that serves rural parts of Nova Scotia (outside HRM and CBRM). About the Role:

Reporting to the Property Manager (Halifax), you will be the main representative of our organization to our residents at our properties in Yarmouth. You will contribute to many aspects of front-line property management for the association, including supporting the leasing process, building maintenance, and tenant management. The PA will have the opportunity to live at our building on Shaw Avenue but will be responsible for PA duties at 8 James Street as well (36 units total). Having a vehicle is considered an asset, but not necessary.

These are AHANS' first buildings in Yarmouth, and we are committed to upholding our high bar for providing quality and well-maintained housing. The Yarmouth PA will play a pivotal role being the face of AHANS in the region and the first point of contact for tenants, contractors and partners. The PA position will be supported by resources from our head office, including established tenant policies and processes, financial administration and property management software.

Practically, the role includes:

Acting as primary point of contact for all tenants, contractors, and neighbours in Yarmouth. Managing tenant parking. Working with PM to manage and monitor rental arrears. Drafting and delivering notices to tenants as required. Ensuring the properties have exceptional curb appeal; landscaping maintenance, ensuring no litter is visibly present around the properties, walkways are cleared in winter and salted if the snow removal contractor as not arrived in sufficient time. Cleaning of vacant units and assisting with unit turnover. Providing all tenants a comprehensive orientation to their home and continued communication on leasing, maintenance, and rules and regulations. Ensuring compliance with policies and procedures for tenants, contractors, and staff on-site. Conducting weekly inspections of the building for deficiencies, and reporting deficiencies to the Property Manager and Operations Manager in a timely fashion. Handling minor maintenance and repairs as required. Working with the PM and OM to determine course of action for repairs. Supervising the work of on-site contractors when required. Ensuring all fire safety and life safety equipment is inspected and working as per code. Snow clearing and salting, and landscaping as required at both properties. Recurring after hours coverage of the property management team. Additional duties as assigned.

Work Conditions and Physical Capabilities:

Typical working hours

: The successful applicant is expected to work roughly 35 hours per week (full-time), Monday to Friday. Regularly scheduled on-call evenings and weekends as part of a rotating schedule.

Required education and experience:



Previous experience in a resident manager role is preferred. Experience with customer relations. Experience with maintenance & building systems is considered an asset.
