Located in Port Coquitlam, our Special Projects Team is seeking a Project Manager/Estimator to plan, organize, direct, control, evaluate and provide general management & oversight of all Special / Retrofit Projects through conceptualization, scheduling, implementation and all other phases of a construction project. Ensures that specifications are being followed and work is proceeding and delivered on schedule and within budget.


To analyze and prepare estimates on a wide variety of Special Projects / Retrofit which includes tenant improvements & retrofit projects. Accurately estimate the direct and indirect competitive costs of compiling a project within a scheduled timeline.


Provide material and labour costs for change orders on projects currently awarded to PML if required.


The goal is to provide PML the company with accurate information that will help in operations and strategic planning. Acquiring understanding of the requirements of the project/program at hand and select metrics to produce valid estimates. Visit site walk throughs to gather essential information.


Responsibilities



Able to review and understand issued for tender plumbing/mechanical drawings and specifications. Prepare estimates of accurate costs of materials, labour, equipment, and subcontracts for retrofit projects based on contract documents, quotations, schematic drawings and specifications. To carry out estimating for Mechanical projects - internal and external clients. Provide assistance to the Design Build team as required if required. Maintain existing and build new relationships with clients, consultants and sub?trades. Provide material and labour take offs for extras on projects currently underway by PML special projects. Prepares budgets by studying plans, updating specifications. Obtains bids from vendors and subcontractors by specifying materials; identifying qualified subcontractors; negotiating price. Resolves cost discrepancies by collecting and analyzing information. Prepares special reports by collecting, analyzing, and summarizing information and trends. Maintains quality service by following organization standards. Maintains continuity among corporate, division, and local work teams by documenting and communicating actions, irregularities, and continuing needs. Maintains professional and technical knowledge by attending educational workshops; reviewing professional publications; establishing personal networks; participating in professional societies. Contributes to team effort by accomplishing related results as needed. Review GC issued contracts & confirm scope with estimate. Develop & Issue budget. Negotiate supplier pricing/terms & conditions scope. Work with field and internal personnel to determine field manpower requirements. Review submitted shop drawings. Review consultant returned shop drawings. Manage and develop mechanical construction schedule. Coordinate with General foreman to manage PML subtrades. Issue PML cost submittals. Issue subcontract changes. Work with Project Coordinators to ensure all project documentation is current. Complete monthly progress billing. Attend monthly special projects financial reporting meetings. Apply for all necessary permits. Maintain relationships with GC's, suppliers, subtrades, etc. Ensure project closeout tasks and documentation completed prior to substantial completion. Provide training and mentorship to junior team members within the special projects department.

Qualifications:



Minimum 3 years of Project Management & Mechanical Estimating work experience. Proficient with MS Office applications in particular - MS Project, MS Excel, MS Outlook. Ability to review issued for tender mechanical drawings and specifications. Strong knowledge in plumbing and understanding of the plumbing code. Ability to manage vendor relationships and performance. Knowledge of WorkSafeBC regulations. Able to interact and communicate effectively, both written and oral. Attention to detail and accuracy is a must. Ability to multitask and prioritize.
