Who are we?



We are a local Victoria-based group of next-generation leaders trying to build homes, but really, we like to think of ourselves as entrepreneurs with an underlying goal of building better communities. What began with building a swim dock and a floating tree in the Gorge Waterway (and engaging in a political conversation or two) has grown into a mission: to demystify and disrupt the real estate industry by making room for more housing in Victoria neighbourhoods with room to grow.We believe that every neighbourhood should have diverse housing types and tenures for all incomes and demographics. Aryze is growing and looking for an experienced project manager to manage large multi-family projects. The project manager provides effective management of our custom projects to ensure the execution of field operations to meet or exceed our clients' expectations of quality, safety and delivery. The ideal candidate has a focus on project management, technical or business-related curriculum, with at least 5 years experience in a construction environment.

Overview



Project managers provide effective management of projects to ensure the execution of field operations to meet or exceed our client's expectations of quality, safety and delivery. All functions and responsibilities are performed in accordance with Aryze's values and beliefs.

Responsibilities



Plans the construction project and prepares a construction schedule and budget in conjunction with the site supervisor; collects and negotiates subcontractor quotes Works with the site supervisor to get the project completed on time and within budget In depth understanding of contract drawings and specifications and ensures the construction scope is built in accordance with the latest set of documents Identifies scope changes, if any, between "issued for construction" drawings and "tender" package drawings Processes contemplated changes received from the architect or client by soliciting subcontractor pricing, ensuring scope is complete, and pricing reasonable prior to submission to the payment certifier. Communicates effectively and in a professional manner with the Owners, architects, sub-trades, and clients to develop relationships and ensure repeat business Ensures all logs (eg, change orders, request of information, site supervisor log, lessons learned, etc) are kept up to date Submits accurate progress billings/invoices on a timely basis to the client and ensures these reflect all work completed on site to date Execute on a monthly basis all project invoices per the needs of the accounting team. Must have a thorough understanding of the Holdback process and be able to execute per the Builders Lien Act. Monitors, in conjunction with the site supervisor, labour and material costs to ensure the budget is not compromised; escalates any discrepancies as soon as possible to the site supervisor (first), and Director of Construction (second) as necessary, with client sign-off when required. Reads, interprets, analyzes, and forecasts project's costs to ensure a positive cash flow Conducts project meetings with key members as required (ie,Consultant team, City officials, Development, etc) and prepares meeting minutes for distribution to all attendees Supports the site supervisor in managing the subcontractors to effectively deal with problems such as delivery, labour, schedule, and payment disputes Maintains a good working knowledge of trade unions (ie their agreements, and stipulations), WCB, and other ruling bodies/influencing parties (ie, municipalities, building code, hazmat standards, archeological processes, etc) that may have an impact on a project Prepares project manager reports as required (Monthly) Ensures construction project files and documents are prepared, shared, logged and most importantly, being built from, with a high level of accuracy and within required timeframes Identifies long-lead material orders to ensure orders are placed in a timely manner Provides document turnover at completion of project (ie, project close-out documentation, including as-built drawings, manuals, kyes, warranties, building permits etc) Ensures at project close-out: all lessons learned have been documented and communicated to the entire project management team, particularly those around better building practices (BBPs) and project schedule; any relevant updates to templates (eg, schedule and budget) have been completed; the core contact list is updated, including ratings, new trade additions, etc Performs other duties as requested and required

Skills



Ability to apply innovative and effective management techniques to maximize employee performance, including executing employee performance reviews and disciplinary actions Thorough understanding of corporate and industry practices, processes, standards, and their impact on project activities Strong crisis and/or conflict resolution and risk management Ability to nurture the Aryze culture on your project team while maintaining perspective towards Aryze as a whole Effective decision-making skills Strong organizational skills with proven efficiency to handle multiple projects at one time Superior communication and interpersonal skills and proven ability to effectively communicate with all levels of an organization Ability to work under time constraints and adapt to change Strong attention to detail Ability to work within a team environment Proficient computer skills in G Suite

Qualifications



Construction Environment:

6-8 years related experience in a construction environment

Education:

University or College Degree in project management, technical, or business-related curriculum a plus but not required; class 5 driver's license is a must

Education



Aryze supports career development and growth and will cover the cost of job-specific training, up to $1500 per year for approved programs. Additional funding will be provided on a case-by-case basis.

Salary



Project Manager: $85,000 - $120,000

Will consider a Senior Project Manager role, based on experience; benefits and bonus program offered after probation period.
