Position Summary The Project Manager is responsible to plan, organize, direct, control construction from start to finish according to schedule, specifications and budget; for all aspects of work and will be regarded as a leader and be expected to provide strong mentorship to the project site team.
Key Responsibilities Include:

  • Provide guidance to project staff and assist in managing the day to day operations, developing and implementing agreed upon construction project plans, schedules and ensuring that projects are completed on time and within budget;
  • Prepare tenders, write scopes specific to plans and specs, prepare analyzing bids and bid recaps for Project Director to review and approve;
  • Assist with the development of the construction management plans, organizing utility disconnects and securing a site office;
  • Manage architects and consultants to ensure completeness of design documents construction schedules and plans;
  • Prepare monthly progress/status reports;
  • Review and co-approve progress payments and general invoices;
  • Investigate and analyze all credits and extra to contract for Project Manager to review. Update and report extra/credit log and prepare Change Order for execution;
  • Continuously monitor trade progress and update project schedule;
  • Responsible for ensuring project schedules are accurate and submitted on time;
  • Act as a liaison between construction sites and staff at the CentreCourt office ;
  • Assist with managing the condo common element process and Performance Audit to ensure deficiencies are corrected within schedule;
  • Assist Site Super in implementing, managing and enforcing health and safety;
  • Conduct periodic on-site inspections to ensure construction activities are meeting standards and schedule and provides recommendations for improvements when required;
  • Ensure all activities are completed on schedule including obtaining lFC plans, services are supplied well in advance (hydro, gas, water, phone), purchaser palette selections are provided to site, major equipment (long lead time items) and building permits obtained;
  • Ensure suite construction inspection and deficiency rectification program is implemented and completed prior to PDI; and
  • Coordinate all City and Tarion Occupancy dates.

The Ideal Project Manager:
  • A university or college degree in a related field: engineering, architecture, or construction management;
  • 4 - 5 years (+/-) experience in high-rise residential development;
  • Have completed 1-2 high rise residential projects, from pre-construction through to completion
  • Proficient in Microsoft Office, Microsoft Project, Procore and Excel;
  • Strong organizational, communication, and time-management skills;
  • Demonstrated ability or aptitude analyzing site, building, and suite plans as well as other technical drawings;
  • Work well under stress;
  • Strong analytical skills with excellent attention to detail; and
  • Exceptional verbal and written communication skills.
